A frozen pipe is not just an inconvenience. A burst supply line can put a very large amount of water into a building before anyone notices, and in a crawl space it often runs for a while before it is found.
In Alberta the crawl space is where it usually happens.
Why it happens there
A vented crawl space is, by design, connected to outside air. The theory was that ventilation keeps the space dry.
The practical result in this climate is a space under your floor sitting close to outside temperature for months, with your water lines running through it. When a serious cold snap arrives, the space goes well below freezing and the pipes are simply exposed to it.
Three things make a bad situation worse:
Wind. A vent facing into the wind pushes cold air directly across the pipes. Moving air pulls heat out of a pipe far faster than still air at the same temperature.
Sustained cold rather than a brief low. Freezing is cumulative. A pipe has thermal mass and takes time to lose its heat. Two days at minus twenty is more dangerous than a few hours at minus thirty.
Low water use. Water moving through a pipe resists freezing. A line to a rarely used fixture, or a house left empty for a week, freezes first. This is why the failure often happens while people are away.
Why insulating the pipes alone often fails
It is the obvious fix and it is frequently not enough.
Pipe insulation slows heat loss. It does not add heat. If the crawl space itself sits below freezing for days, an insulated pipe simply takes longer to freeze - it still gets there.
Wrapping pipes is a reasonable supplementary measure. It is not a solution on its own when the surrounding space is genuinely cold.
What actually works
Bring the crawl space inside the heated envelope of the house. Then it is no longer a cold space with pipes in it.
That means, in order:
- Control ground moisture. A continuous barrier across the soil, sealed at seams and edges. Do this first - sealing a crawl space without it creates a humid closed box.
- Seal the vents. They are the reason the space tracks outside temperature.
- Insulate the perimeter walls, not the floor joists. This is the decision that matters. Insulating between the joists keeps the house warm while leaving the crawl space cold - which leaves the pipes exactly where they were. Insulating the perimeter brings the whole space in, and the pipes with it.
- Seal the rim joist while you are there. It is accessible at the same time and it is the leakiest part of the assembly.
Done properly, the crawl space stays near house temperature and the freeze risk largely goes away, along with the cold floors above it.
Before winter, not during
This is not emergency work. It needs access, a dry space and time to do properly, none of which you have when a pipe has already burst.
If you know your crawl space is vented and your pipes run through it, the time to deal with it is early autumn.
If a pipe has already frozen
Shut off the water supply before thawing anything - if the pipe has split, you will find out the moment it thaws, and you want the supply off when that happens.
