Great Plains is newer southeast Calgary industrial land, the kind of large-format distribution district where temperature-controlled space gets built. Cold storage is the one commercial application where the envelope is not a comfort question at all - it is the product.
Continuity beats thickness, and it is not close
In a normal warehouse a weak spot costs you some heat. In a temperature-held building a weak spot is where control is lost, and the loss concentrates there rather than spreading across the assembly.
The consequence shows up as a warm patch, a cold patch, or - most often - condensation and ice forming at exactly that point. In cold storage, ice is not just inefficiency. It is a maintenance and safety problem, and where product sits near it, a spoilage problem.
So the specification question is not "what R-value" but "is this assembly continuous, and where does it break".
Thermal bridges are where it breaks
Every structural member passing from outside to inside is a path. In a steel building that means every purlin, girt and fastener is a small cold spot on the interior surface.
In an ordinary warehouse that produces the familiar striping. In cold storage, running a large and sustained temperature difference, the same bridges are where frost forms and grows.
A continuous adhered layer over the framing - rather than insulation compressed between and against it - is the difference. That is the core argument for closed-cell foam in this application, and it is a continuity argument rather than an R-value one.
The direction of the problem reverses
Worth stating plainly, because it catches people out: in a heated building, moisture is driven from warm inside toward cold outside. In cold storage the interior is the cold side for much of the year, so the drive is inward - warm humid outside air pushing toward a cold interior.
That means vapour control belongs on a different face than in a heated building, and an assembly detailed as though it were a warm warehouse can be wrong in a very expensive way.
Anyone specifying cold storage should be able to explain which way vapour moves in your building and where the control layer sits. If they cannot, stop.
New build is the moment
Great Plains is still developing, and cold storage is the clearest case for getting the envelope right at construction. Retrofitting continuity into an operating temperature-controlled building means working around product, running plant, and hygiene constraints - dramatically harder than doing it on a clean deck.
