An uninsulated steel building condenses on the inside of the roof and walls. That water lands on stored goods, and a claim about a customer's belongings is expensive in money and worse in reviews.

Why foam suits the building type

Self-storage buildings are steel, with long uninterrupted runs of wall and deck and very little framing to work with. Spray foam applies to that shell continuously and quickly.

Closed-cell to the underside of the roof deck and the inside of the exterior walls gives you the air seal, the vapour control and the R-value in a single pass, without the strapping and fastening that a board or batt approach needs on a metal building.

The unit partitions are not the envelope

A common mistake is insulating the partitions between units. The partitions are inside the conditioned space and do almost nothing thermally. The money belongs on the exterior shell and the roof.

Where partitions do matter is sound and fire separation, which is a code and design question rather than an insulation one.

Phasing an operating facility

Most Alberta self-storage retrofits happen with tenants in place. The practical approach is to work a building or a corridor at a time, moving tenants where necessary, so revenue keeps running.

That is a scheduling conversation as much as a construction one, and it is worth having before the quote rather than after.

Is climate control worth the capital? It depends on your market's rent spread between standard and climate-controlled units and on your fill rate. What the envelope work does is make the higher-rent product deliverable and reduce the claims exposure on the standard product. Can existing units be converted without emptying them? Individual units need to be cleared for spraying and for the re-entry period. Facilities typically work through in phases with temporary relocations rather than emptying the site.

How thick? Commonly two to three inches of closed-cell on the shell for tempered space, more where you are holding a tighter band. Set at the site visit against your target conditions.

Does insulating help the unheated buildings too? Yes, for condensation. Even a building you never intend to heat benefits from removing the cold interior surface that drips on stored goods - a lower-spec job with a different price.
