Closed-cell bonded to the deck removes the cold surface and the vapour path in a single operation, which is why it is the standard specification on steel commercial buildings in this climate.

Retrofit means finding out what is there

Older commercial buildings almost always have something in the roof already, and it is usually a fibreglass blanket past its service life - sagging between purlins, torn facing, compressed at every steel member.

Foam will not bond to it. Removal and disposal is a real line item, and it is the one most often missing from a low bid. Compare quotes on whether it is in there.

Getting the priorities right before you spend

At commercial scale, assumptions are expensive. Thermal imaging routinely changes which surface gets the budget, and it costs a fraction of getting the sequence wrong.
