What an SPF roof actually is

Closed-cell polyurethane foam is sprayed directly onto the prepared roof surface, where it self-adheres and cures into a continuous, seamless layer. That layer is then coated - typically with silicone or acrylic - and the coating is what provides the waterproofing and the UV protection.

The foam insulates and creates the slope. The coating is the roof membrane. Both parts matter, and the coating is where most of the maintenance conversation lives.

Why it gets specified

No seams. Conventional low-slope roofing fails at its seams, its flashings and its penetrations. A sprayed roof has none of those - it is one continuous surface over the whole deck, up the parapets and around every curb and pipe.

It can be applied over the existing roof. In many cases an SPF system goes over a sound existing roof, which avoids the tear-off, the disposal and the risk of an open building. That is a large cost and schedule advantage.

It adds insulation while it roofs. Most low-slope buildings in Alberta are under-insulated. This is the one roofing option that fixes both problems in the same operation.

It can correct ponding. Foam can be built up to create fall toward drains, which is difficult with any sheet system.

The honest limitations

The coating is a maintenance item. An SPF roof is not fit-and-forget: the coating is inspected and recoated on a cycle, and a roof that never gets recoated will eventually fail from UV exposure. Budget for it.

Application requires suitable weather. Substrate temperature, wind and moisture all constrain the window, which in Alberta means a defined season.

It is a specialist trade. SPF roofing is not the same skill set as insulating a wall cavity, and it should be quoted by installers who do it regularly.

Where it fits in Alberta

Low-slope commercial roofs, warehouse and industrial decks, and buildings where tear-off would be disruptive or expensive. It is rarely the right answer on a steep-slope residential roof, where conventional roofing is cheaper and better suited.

How long does an SPF roof last? Service life depends heavily on the coating and its maintenance cycle rather than on the foam, which is why the recoat schedule is the number to ask about. Get the manufacturer's system warranty terms in writing as part of the quote.

Can it go over my existing roof? Often, if the existing roof is sound, dry and well-adhered. A wet or delaminating roof has to come off. That determination is made by survey, including moisture scanning where warranted - not from the ground.

Is it walkable? Yes, with the appropriate coating and walkway pads at traffic areas. Service traffic across a roof should be planned into the specification.

How does the cost compare to conventional membrane? Comparable per square foot in many cases, and often better on a whole-project basis because it avoids tear-off and adds insulation at the same time. The right comparison is total installed cost plus the maintenance cycle, not price per square.
