Sound is the complaint that costs you
Ask any Alberta property manager what tenants raise most and it is not heating. It is the unit next door, the unit upstairs, and the corridor.
Open-cell foam in party walls and floor assemblies damps airborne sound substantially better than an empty cavity, and it fills irregular spaces that batt cannot. It is not a complete acoustic assembly on its own - decoupling and mass still matter - but it is a large, cost-effective part of one. See soundproofing.
Compartmentalisation is the technical goal
The current thinking in multi-family construction is that each unit should be its own air-sealed compartment. That does several things at once.
It stops cooking smells and smoke moving between units. It stops the stack effect that drags cold air into ground-floor units and pushes conditioned air out the top of the building. And it lets ventilation be delivered to each unit deliberately rather than through whatever path the building happens to have.
Foam is a practical way to achieve compartmentalisation, because the leaks between units are at junctions and penetrations, which is what foam is good at.
Where the money goes in a multi-family envelope
- The roof or top-floor ceiling. The top floor is always the hardest to keep comfortable, and this is why.
- The party walls and floor assemblies. For sound and compartmentalisation more than for thermal.
- The ground-floor perimeter and slab edge. Cold floors in ground-floor units are almost always this.
- The corridor and stairwell junctions. The stack effect's main path.
New build versus retrofit
New build is straightforward: the assembly is designed, and foam goes in with the cavity open.
Retrofit in an occupied building is a phasing exercise. Access is through ceilings, chases and vacant units, and the work is scheduled around turnovers. Costs more per unit and is entirely doable - but it should be planned that way from the quote.

Does foam meet code for a multi-family building? Foam plastics in multi-family construction have thermal-barrier and fire-block requirements, and rated assemblies must remain rated. This is exactly the kind of building where the assembly documentation matters, and we provide it.
Will this fix noise between units? It will substantially reduce airborne noise. Impact noise - footsteps from above - is a structural decoupling problem that insulation alone does not solve. We will tell you which one you have rather than sell you the wrong fix.
Can it be done with tenants in place? In phases, working vacant units and common areas, yes. A full-building retrofit with everyone in place is not realistic.
Open-cell or closed-cell? Open-cell for interior party walls and floor assemblies where sound is the goal. Closed-cell for the exterior envelope, roof and slab edge. Most multi-family jobs use both.

After the foam: the interior finish
Foam is only half of a finished wall. The board, tape and level-5 finish that goes over it is a separate trade, and it is the stage that makes the space usable. We work alongside Emplastrum Drywall, an independent drywall contractor, so the two stages are not left to collide on site.
