The problem is volume, not surface

In a house you are insulating a few thousand square feet of envelope around a small volume. In a distribution building you are conditioning tens of thousands of cubic metres, and the heat loss scales with the envelope while the benefit of a degree of comfort scales with almost nothing.

That changes what is worth spending money on. In a warehouse the roof deck almost always outranks the walls, and air sealing almost always outranks nominal R-value.

Where the money actually goes

The roof deck first. Heat stratifies. In a building with a twenty-eight foot clear height, the warmest air in the building sits against the deck where nobody works, losing heat to the outside all day. Insulating the deck is the single highest-return item in most Alberta warehouses.

Then stratification management. Destratification fans move that warm layer back down. They cost a fraction of an envelope upgrade and they only work once the deck is insulated - otherwise you are pushing warm air against a cold surface faster.

Then door cycling. Dock doors and drive-through doors cannot be insulated away. What sealing buys you is fast recovery: a sealed building comes back to temperature quickly after a door closes, while a leaky one never really gets there.

Condensation on a metal deck

Most Alberta warehouses are steel. A bare or poorly insulated steel deck condenses across the entire footprint, and the water lands on racking, product and floor.

Retrofit means removal first

An older warehouse usually has something up there already, and it is usually a fibreglass blanket now past its service life: sagging between purlins, torn facing, staining along the purlin lines, compressed where it crosses the steel.

Foam will not bond to sagging, damp fibreglass. Strip-out and disposal is real labour and real cost, and it is the single line most often missing from a cheap quote on an older building. Ask about it directly, and compare bids on whether it is in there.

Can the building stay in operation during the work? Usually in phases. Spraying requires the work area to be cleared and masked, with a re-entry period afterwards. Most Alberta warehouse jobs are sequenced bay by bay around operations rather than shutting the building.

How thick on the deck? Commonly two to four inches of closed-cell, driven by the design temperature you need to hold and by whether the building is conditioned or merely tempered. It is set at the site visit.

What about the walls - are they worth doing? Sometimes. In a tall building the deck dominates. In a low-clear-height building with a large wall area, or one with a temperature-sensitive process against an exterior wall, the walls move up the list.

Does this help in summer? Yes, and it is under-counted. A large uninsulated roof absorbs solar gain all afternoon and radiates it down into the space. The same continuous layer that stops winter loss cuts the summer gain, and there is no ventilating your way out of radiant heat from above.
