Edmonton's industrial land is extensive and spread out - Winterburn Industrial, Roper Industrial, Davies Industrial, Northwest Industrial, Kennedale, Coronet and the Yellowhead Corridor, with the heavier processing belt out toward Refinery Row and Clover Bar.
It is a heavier, more process-oriented industrial base than a purely distribution market, and the buildings reflect it.
Sustained cold is the defining condition
Edmonton does not swing above and below freezing repeatedly through winter the way southern Alberta does. It gets cold and holds for months.
For a large building that changes the economics in a specific way: heat loss is cumulative and proportional to how long the temperature difference lasts. A leaky, poorly insulated warehouse here is not paying a penalty during a few cold snaps - it is paying continuously through a long season.
It also means the roof deck stays genuinely cold for months rather than intermittently. Any interior moisture reaching it has a long, uninterrupted window to condense, freeze, and accumulate.
That is the difference from Calgary worth understanding. There, condensation tends to come and go with the chinook cycle. Here it can build up over weeks, then release all at once during a thaw - which is why some Edmonton operators see a sudden "leak" in spring that is actually a winter's worth of accumulated frost on the underside of the deck letting go.
Where the money is
The roof deck, not the walls. In a warehouse footprint the roof is the dominant surface area and sits at the top of the pressure gradient. Heat rises to it, and the largest single loss is through it.
Stratification. Heating a tall space to be comfortable at floor level means the upper volume runs much hotter, and it is that hot layer pressing against the deck. Sealing and insulating up there reduces the loss from the part of the building you are not using.
Dock and door cycling. Real, and not solvable by insulation. The goal is fast recovery between cycles, not zero loss - and an honest installer will frame it that way.
Process buildings and humidity
If your operation puts moisture into the air - washing, processing, anything wet - the load against the envelope is far heavier than a dry storage building, and the vapour control has to be deliberate rather than incidental.
Say what happens inside the building when you enquire. It changes the specification, not just the quantity.
Temperature-held space
