Winterburn is west Edmonton industrial land - yard-heavy, equipment-oriented, and holding a lot of buildings that exist to keep machinery working through a northern winter.
The buildings here tend to be used, not just occupied, and that changes the moisture picture.
Working buildings make their own weather
A warehouse storing pallets is a fairly dry environment. A building where equipment comes in and out all day is not.
Vehicles and machinery arrive covered in snow and slush. It melts. Engines and hydraulics are warm. Wash bays add more. Unvented heaters add water vapour directly to the air as a combustion product. Every one of those is an interior moisture source, and together they can put far more water into the air than the outside climate ever would.
That moisture goes to the coldest surface available - the underside of the steel deck - and condenses there.
So on a Winterburn building the question is rarely "is the outside air humid". It is what is happening inside, and where does that moisture end up.
Edmonton's cold makes it accumulate
Edmonton holds cold rather than swinging through it. The deck stays genuinely cold for months, so moisture reaching it does not simply condense and drip - it can build as frost on the underside of the panel over weeks.
Then a thaw arrives and the accumulation releases at once. Operators reasonably report a sudden roof leak. The roof is sound. Chasing it finds nothing, because the water was never coming from outside.

Heated intermittently is the hard case
Most yard and equipment buildings are heated to work in and allowed to cool afterwards. Every warm-up loads the air; every cool-down condenses it. That cycling is harder to insulate for than a continuously heated space, and it is worth telling the installer plainly rather than describing the building as "heated".
What to settle before the quote
- What happens inside - washing, equipment, vehicles, process moisture.
- How it is heated, and whether the heater is vented.
- Continuous or intermittent heating.
- What has to cover the foam - see thermal barrier vs ignition barrier.
Ventilation may need addressing alongside the insulation. Sealing a building that is generating moisture without giving that moisture a way out moves the problem into the assemblies.
