Manchester is inner-city Calgary industrial land - close to the core, long established, and built at a smaller grain than the big southeast parks. Tight sites, small and mid-size bays, older steel.
That combination creates a set of constraints the outer industrial areas do not have.
Access is a real cost driver here
On a large suburban site a crew can park the rig beside the building and run hose a short distance. On a tight inner-city lot with shared access, limited yard, and a neighbour's operation a few metres away, none of that is guaranteed.
Hose runs have practical limits, and a longer run affects how the material is applied. Where the rig can physically sit is a genuine question on these sites, not a formality.
Mention the site constraints when you enquire. On a Manchester building, access frequently affects the price more than the square footage does.
Small bays share walls and share problems
Multi-tenant buildings have a specific complication: you control your unit, not the building.
If the roof deck is continuous over several bays, insulating only yours has a boundary at each demising wall - and that boundary is where the cold surface transitions. It works, but it needs to be detailed deliberately rather than simply stopped at the party wall.
It also raises a question worth asking early: is this the landlord's work or yours? Envelope improvements on a leased unit sit differently depending on the lease, and that is a conversation to have before the quote, not after.
Old steel, and the stripes that give it away
The frame is the weak point in any metal building. Steel conducts, and in these structures the members run continuously from cold outside to warm inside, so every purlin and girt is a thermal bridge and a strip of interior surface colder than the panel around it.
That is why the classic failure shows as stripes - condensation, frost, rust or staining following the framing exactly. People read it as a leak along those lines. It is not. Those are simply the coldest surfaces, and moisture finds them first.

Mixed use nearby
Inner-city industrial areas sit next to residential and commercial neighbours. That affects working hours, noise, parking and material handling - practical scheduling constraints rather than technical ones, but they belong in the plan.
