Comfort complaints are envelope complaints

A commercial HVAC system is sized for a design load. When the envelope leaks, the system spends its capacity fighting infiltration instead of conditioning the space, and the result is uneven temperature rather than an obviously broken system.

The pattern is recognisable: perimeter offices too cold in winter and too hot in summer, interior spaces fine, and a building that never balances no matter how many times the system is rebalanced.

Where commercial buildings leak

• The perimeter slab edge. Continuous around every floor, usually uninsulated, and a direct thermal bridge to outside.
• Curtain wall and window transitions. The junction between the glazing system and the wall, where two trades meet and neither owns the air seal.
• Above the ceiling. The plenum space over a dropped ceiling is often outside the air barrier entirely, and it is connected to everything.
• The entrance. Door cycling in a retail frontage moves a large volume of air, and a vestibule that leaks around its frame undoes the point of having one.

Foam addresses the first three directly. The fourth is a detailing and hardware question that a good scope will raise with you.

Retrofit around a working tenancy

Most of this work happens in occupied buildings, which means the constraint is access and scheduling rather than technique. Work above the ceiling can often be done out of hours, section by section, with tiles replaced each night.

Being explicit about this in the quote stage is what separates a job that runs smoothly from one that generates tenant complaints.

Sound is a real secondary benefit

Will this fix our hot and cold complaints? If the complaints follow the perimeter and the top floor, and get worse in extreme weather, they are envelope-driven and yes. If they are random across the floor plate, look at the air distribution first. We would rather tell you that than sell you insulation that will not fix it.

Can it be done without disturbing tenants? Generally, in phases and out of hours. The work areas need to be cleared and there is a re-entry period, so it is planned around occupancy rather than around convenience.

Open-cell or closed-cell? Closed-cell where vapour control and high R in a shallow cavity matter - slab edges, exterior walls, roof decks. Open-cell where the priority is sound and interior air sealing. Most commercial jobs use both in different places.

What about the building's fire rating? Exposed foam plastics have thermal-barrier requirements under the building code, and rated assemblies must stay rated. We confirm the assembly and its documentation before work begins.
