Condensation is the defining problem
This is the point that gets missed. A metal building without a proper insulated envelope does not merely lose heat - it produces water.
On a cold clear night the panel radiates heat to the sky and drops below the temperature of the air inside. Any moisture in that air condenses on the underside and runs. Owners describe it as the roof leaking, then go up and find no hole.
Closed-cell foam bonded to the inside of the panel raises the interior surface temperature above the dew point. There is nothing left to condense on, and the leak that was never a leak stops.
Why the vinyl-faced blanket fails
Most Alberta steel buildings were originally insulated with a vinyl-faced fibreglass blanket rolled over the purlins before the panel went on. It is cheap, it is fast, and it has three built-in failures.
- It is compressed at every purlin, which is exactly where the thermal bridge is worst, so the assembly is thinnest where it needs to be thickest.
- The facing is the vapour barrier, and once it tears - which it does - moisture enters the insulation and does not leave.
- It sags, opening an air channel between the insulation and the panel where air circulates against the cold steel.
By the time it sags visibly it has not degraded, it has failed. Foam retrofit means removing it first.
Thermal bridging at the frame
Purlins and girts run continuously from the warm side to the cold side. Insulation placed between them leaves them uninsulated, and on a thermal camera the frame prints straight through the wall.
Spray foam applied to the inside face runs across the framing instead of stopping at it. This is the mechanism behind the difference between a metal building's nominal R and what it actually delivers.
It stiffens the building
A well-documented secondary effect: closed-cell bonded to thin-gauge steel adds measurable racking resistance and damps the panel. The practical consequences are a quieter building in rain and hail and a shell that feels solid rather than oil-canning.

Can foam go over the existing blanket? No. It will not bond reliably to vinyl facing, and where the blanket is damp you would be sealing that moisture in. Removal and disposal is a real line item.
How thick for an Alberta steel building? Two inches will normally break the condensation cycle in an unheated building. Three to four inches is common where the building is heated and worked in. Set on site against the intended use.
Will it stick to the panel? To clean, dry, properly prepared steel, yes - and permanently. To dusty, oily or wet steel, no. Preparation is part of the job and it is worth asking any bidder how they handle it.
Does the foam need to be covered? Exposed foam plastics have thermal-barrier requirements under the building code that depend on the building's occupancy and use. We confirm what your building requires.
