Two reasons to do it, and they need different scopes

To use the space. A heated garage for working, storing a vehicle without it freezing, or running a shop needs a real envelope: walls, ceiling and the big door all addressed, sized for the heat you intend to put in.

To protect the house. Even if the garage stays unheated, the walls it shares with the house and the floor of any room above it are part of the house's envelope, and they are usually the worst-performing part of it.

Be clear which one you are buying. They are different jobs at different prices, and a quote that does not distinguish them is not a considered quote.

The overhead door is the honest constraint

Nobody enjoys hearing this, but the door is the biggest opening in the building and the weakest part of the assembly. A well-insulated garage with a bare single-skin door will still lose heat quickly.

An insulated sectional door with intact perimeter weatherstripping and a good bottom seal is part of the envelope, not an accessory to it. Foam the shell and leave the door alone and you have half a result.

The shared wall and ceiling matter most

If the garage is attached, the wall between it and the house and the floor of any bonus room above it are the boundaries that affect your comfort and your heating bill.

These are the assemblies worth doing first even if you never heat the garage. They are also where air sealing has a second benefit: reducing the movement of vehicle exhaust and stored-chemical fumes from the garage into the living space.

Fire separation requirements apply to the garage-to-house assembly under the building code, and the assembly must remain rated. We confirm this before work begins.

What thickness for a heated garage

For a garage you intend to heat and work in through an Alberta winter, three inches or more of closed-cell in the walls and more in the ceiling is typical - similar to a shop rather than to a house.

For a garage you only want to keep above freezing, less will do, and the job is smaller and cheaper.

Will an insulated garage stay above freezing without heat? Usually not through an Alberta cold snap on its own, but it will hold heat far longer and a small heater will keep it there cheaply. Insulation is what makes heating it affordable rather than what replaces the heater.

Can I insulate without finishing the walls? Exposed foam plastics have thermal-barrier requirements under the building code, and garages have their own fire-separation requirements. In practice this usually means drywall over it. We confirm what applies.

Should I do the garage and the bonus room together? Almost always, yes - the garage ceiling is the bonus room floor. One mobilisation, one access opening, both problems. See bonus rooms.

What about the floor? An existing slab is expensive to insulate and rarely the priority. On a new build, under-slab insulation is inexpensive and worth doing if the garage will be heated.
