Foam is a design decision, not a material substitution
Choosing spray foam changes the assembly around it, and the assemblies that fail are the ones where foam was swapped in for batt without changing anything else.
Closed-cell at sufficient thickness is a vapour retarder, which means the poly that would normally go on the warm side becomes a second one - and two vapour retarders with a cavity between them is a moisture trap. Unvented roof assemblies need to be designed as unvented, not built vented and then sprayed.
Bring this into the drawings, not into the field. The cost of getting it right at design is zero.
Where new build gets the most value
Under the slab. Inexpensive now, effectively impossible later. If the building has in-floor heat, it is not optional.
The rim joist and slab edge. Continuous around the building, trivial while open, awkward forever after.
The roof and cathedral assemblies. Where the geometry is difficult, decide before the structure is closed in.
Wall assembly selection. Full closed-cell, full open-cell, or flash-and-batt - each is legitimate, and the choice belongs at design. See wall insulation.
Sequencing on a live site
Foam goes in after rough-in and before drywall. That is a narrow window between trades, and it moves when the trades before it move.
Two practical consequences. Book early, because good installers are scheduled out - particularly through the Alberta building season. And confirm rough-in is genuinely complete, because anything that has to be drilled or run afterwards means cutting into a finished air barrier.
Building tight means ventilating on purpose
A well-sealed new building will not ventilate itself, and it should not be expected to. Mechanical ventilation - an HRV in most Alberta new construction - is how a tight building gets its fresh air.
This is not a drawback of foam; it is how modern buildings work. It does need to be in the mechanical design and in the budget from the start.
Spray Foam Insulation New Construction Alberta: Common Questions
Does foam cost more than batt? Per square foot of wall, yes. Against the whole build it is a small percentage, and it changes the building's operating cost for its whole life. It also sometimes allows a smaller mechanical system, which claws back part of the difference.
Will it help with code compliance? Envelope performance requirements in the National Building Code as adopted in Alberta are demanding, and air-tightness is part of how buildings demonstrate compliance. Your designer or energy advisor models the specific assembly - we will give them accurate numbers to model with.
Do I need an air-tightness test? Depends on the compliance path your project is using. If a blower door test is coming, a foamed envelope is the easiest way to pass it comfortably.
When should I get the quote? At design, not at framing. The assembly choice affects the drawings, and a quote at that stage is a design input rather than a purchase order.

After the foam: the interior finish
Foam is only half of a finished wall. The board, tape and level-5 finish that goes over it is a separate trade, and it is the stage that makes the space usable. We work alongside Emplastrum Drywall, an independent drywall contractor, so the two stages are not left to collide on site.
