There is no new subdivision here and there will not be one. The townsite boundary is fixed, the land is leased from the Crown, and the commercial floor area is capped. Spray foam insulation new construction in Banff therefore means something narrower than it does elsewhere: a house replaced on a lot it already occupied, an infill on a site that was already developed, a staff accommodation building, or a new structure put up on an existing commercial lease. Small numbers, and every one of them a tight site.

The advantage of being there before the drywall

On an open frame, everything we normally fight for is simply available. Every stud bay, every rim, every top plate, the junctions where a wall meets a roof, the band around a cantilever, the penetrations for plumbing and wiring, all reachable in one visit. Nothing has to be removed and nothing has to be put back. A continuous air barrier is achievable in a new building in a way it genuinely is not in a retrofit, and that is worth more than the R-value figure anybody quotes.

Designing for a roof that holds snow for months

A new roof here is framed and pitched for the snow it will carry, and it is worth deciding at design stage whether that roof is vented or sealed. A vented assembly needs a clear continuous path from soffit to ridge and a properly sealed ceiling plane below it. A sealed assembly, which is what any cathedral or shallow mountain roof has to be, needs closed-cell foam against the underside of the deck at enough depth that the dew point lands inside the foam. Choosing between them on paper is cheap; discovering the wrong one was built is not.

Getting a rig onto the site

On an infill lot bounded by existing buildings, with a lane on one side and a street that carries visitors on the other, there is nowhere to put anything. The foam rig has to be positioned within hose reach and left there, and the delivery, the staging and the waste all compete for the same few metres. On these sites we would rather be in the schedule early and in and out in a planned day than squeezed in whenever the frame is ready.

The building season decides the programme

Framing, roofing and envelope work in this valley are driven by a short reliable building season, and foam needs the frame dry and the structure at a workable temperature. Where a schedule slips into late autumn, the envelope work ends up competing with weather, which means either a temporary enclosure and heat or a wait. Building that reality into the programme at the start is how a new building gets a properly sealed shell rather than a compromised one.

Where the best value sits on a new build

Closed-cell against the foundation wall and across the rim before the basement is finished. The whole roof plane decided and treated once. Any floor over an unheated space, a cantilever or a carport, done while it is open from below. Those three are cheap to do now and expensive to revisit later, and they are the places where the buildings we are called to retrofit twenty years from now will have failed.

Spray Foam Insulation New Construction Banff: Common Questions

Is there much new construction in Banff? Very little, and it is infill, replacement and staff housing rather than new subdivisions. The townsite cannot expand.

When in the build should foam go in? After rough-in and inspection, before insulation is covered. The frame needs to be dry and accessible.

Vented or sealed roof? Decide at design. A shallow or cathedral roof is a sealed assembly with closed-cell against the deck; a conventional attic is vented with a sealed ceiling below it.

How much does spray foam insulation new construction cost in Banff? Priced per board foot over the sprayed assemblies, and a new build is the cheapest version of this work because nothing has to be removed or made good.

How do I get a new construction spray foam insulation quote in Banff? Send the plans and the programme dates. We will quote the assemblies and tell you where the sequencing needs attention.
