New construction in Fox Creek is infill and replacement on a townsite whose housing is mostly decades old, plus the commercial and accommodation buildings the gas field needs. Whatever the building is, new work has one advantage that no retrofit can buy back: the frame is open, every junction is reachable, and the air barrier can be built as a continuous thing rather than patched together afterwards.

The continuity you can only get once

On a retrofit we are always working around something: a finished wall, a floor assembly that cannot be opened, a junction buried where the roof meets the wall. On a new build every one of those junctions is in front of us at the same time, so the air seal can run without interruption from the footing to the ridge. That continuity is worth more than any thickness, and it is the one thing that genuinely cannot be added later at the same price.

Where the continuity usually breaks

The junctions are predictable and they are all detailing rather than material. The wall to the floor assembly at each storey, where the rim joist sits. The wall to the roof at the eave, where the insulation has to carry over the top plate without blocking the ventilation path. The junction at a cantilever or a bonus room floor. Window and door surrounds. Service penetrations, which on a new build can be planned instead of discovered. Every one of those is cheap to get right while the frame is open and expensive to reach afterwards.

Specifying for a climate with no break in it

Fox Creek's winter arrives and holds, so the assembly here has no interval in which to dry out. That makes vapour control a design decision rather than a default. Closed-cell at about two inches is its own vapour barrier, which means an assembly using it does not need a separate poly sheet and should not have one, because two vapour barriers with a cavity between them is a trap. Getting that decided before the insulation goes in avoids the single most common mistake we find in buildings of this age.

Testing it rather than assuming it

The reason to do this at the frame stage is that it can be measured. A blower door test with the insulation in and the drywall not yet up shows exactly where the building is still leaking, and at that point every leak is reachable. The same test after occupancy produces a number and no practical way to act on it. For a commercial or accommodation building where operating cost matters over decades, that one test at the right moment is the least expensive quality control available.

Hybrid assemblies are usually the economical answer

It is rarely right to fill a whole assembly with closed-cell. The common and sensible approach is a sealing layer of closed-cell against the sheathing, enough to carry the air and vapour control, with the balance of the depth made up by a less expensive material in the rest of the cavity. In an attic, foam the penetrations and the perimeter and blow the flat. That gets the performance from the foam where only foam will do and buys the resistance where anything will do.

Spray Foam Insulation New Construction Fox Creek: Common Questions

Why do this at the frame stage? Because every junction is reachable at once, the air barrier can be continuous, and it can be tested while the leaks can still be fixed.

Do we still need a poly vapour barrier? Not where closed-cell is carrying the vapour control. Two vapour barriers with a cavity between them creates a trap.

Should the whole wall be closed-cell? Usually not. A sealing layer of closed-cell plus a cheaper material for the rest of the depth is the economical assembly.

How much does new construction spray foam insulation cost in Fox Creek? It follows the sprayed area and the depth specified for each assembly, and on an open frame the labour is lower than the same work would be in a retrofit.

How do I choose a new construction spray foam contractor in Fox Creek? Ask how they intend to detail the eave and the floor junctions, and whether they will work to a blower door test. Those answers describe a builder of air barriers rather than a supplier of thickness.
