About 59% of Edmonton's housing was built before 1991 - the oldest stock of any major Alberta city. In practice that means a lot of basements built when a foundation was expected to be cold and nobody planned to spend time down there. Now people finish them, rent them, and work in them, and the assembly was never designed for it.

Deep cold, not swinging cold

Edmonton's winter is different from Calgary's in a way that matters below grade.

Edmonton does not get the frequent chinook thaws that cycle southern Alberta above and below freezing all winter. It gets cold and stays cold. Frost drives deeper into the ground and remains there for months rather than repeatedly retreating.

For a basement that means the foundation wall sits against genuinely cold ground for a long, continuous period, and the temperature difference across that wall is sustained rather than intermittent.

The practical consequence is that a poorly insulated Edmonton basement loses heat steadily all season, and that condensation risk on cold surfaces persists for months instead of appearing and clearing. Anywhere warm humid interior air can reach a cold surface - behind stored boxes, behind a stud wall with batt against concrete - it has a long window in which to cause problems.

That last case is worth being blunt about: batt insulation held against a cold concrete wall, with a poly sheet over it, is the assembly that most commonly grows mould in older Edmonton basements. Warm moist air gets past the poly, reaches the cold concrete, and condenses where nobody can see it.

Closed-cell foam applied directly to the concrete works differently. It adheres, so there is no gap for air to circulate in, and at adequate depth it keeps the dew point inside the foam rather than on the concrete face.

Water first, always. Foam is not waterproofing. Seepage is a drainage and grading problem and must be resolved before anything is sprayed.

Basement suites

If the basement is a suite or is going to be, two things follow. In an Edmonton suite the thermal barrier requirement over the foam is not optional, and sound transfer between units becomes a real consideration - which is a different material conversation, since open-cell performs better acoustically than closed-cell.
