Canmore is built on the sides of a valley, so very few lower levels here are what a prairie builder would call a basement. They are walkouts, daylight levels and split foundations stepped down a slope, and that single fact changes the physics of the job.
A wall half in the ground and half in the weather
On a flat lot the foundation wall is surrounded by soil that, however cold it gets, moves slowly and never drops to the air temperature. On a slope site one end of that same wall is buried and the other end is standing in open air behind a strip of parging. The exposed end tracks the outdoor temperature directly, including the overnight plunge that this valley delivers even in shoulder season. So the coldest part of the wall is not the deepest part - it is the part you can see from the garden, and that is where the condensation shows up.
Gravel and till drain fast, and that cuts both ways
Bow Valley ground is coarse. Water moves through it rather than sitting against the wall, which is a genuine advantage over the clay that plagues foundations further east. What it does not do is stop surface water, and in a town with steep lots and a hard spring melt the water arriving at a foundation is usually coming downhill from above rather than up from below. Foam is not waterproofing and we will not pretend otherwise. Grading, downspouts and the route meltwater takes across the lot get resolved first, every time.
The exposed concrete above grade
Walkout levels hand you a large area of above-grade concrete: the knee wall under a patio door, the full gable end on the downhill side, the pony wall behind a stair. Batt held against that with a poly sheet over it is the assembly that fails most often in this stock, because air gets behind the poly, reaches concrete that is sitting at outdoor temperature and condenses where nobody will look for years. Closed-cell sprayed directly on the concrete adheres, leaves no circulation gap, and at adequate depth keeps the dew point inside the foam instead of on the wall face.
Rim joist first, and here there is more than one
The band where the floor framing meets the foundation is the leakiest accessible point in nearly every house, and it is the best single item to spend on. On a stepped walkout there are frequently two or three of those bands at different levels, plus the one over the drive-under garage. Each is a separate run and each is worth doing. More on that in rim joist spray foam insulation.
If the lower level is going to be rented
A great many Canmore lower levels are nightly rentals or long-term suites, and that adds two requirements that pull against each other. The exterior walls want closed-cell for the moisture reason above. The wall and floor between the suite and the rest of the house want sound control, where open-cell at about R-3.5 to R-3.8 per inch performs better acoustically. Tell us the priority, because the right product differs by surface. The thermal barrier over finished foam is not optional in an occupied space either way.

Basement Spray Foam Insulation Canmore: Common Questions
Why is the cold spot on the walkout side rather than down low? Because that part of the wall is exposed to air rather than to soil, so it follows the outdoor temperature instead of being buffered by the ground.
Our ground drains well. Do we still need to deal with water? Yes. Coarse valley soil handles groundwater, not surface runoff. On a sloped lot the water comes from uphill and it has to be routed before anything is sprayed.
Is there any point insulating an unfinished lower level? The rim joist, always. Full walls are worth it when the space is occupied or about to be.
How much does basement spray foam insulation cost in Canmore? Priced per board foot of sprayed area, so the number follows wall area and target depth. Whether existing framing or finishes must come out first is usually the biggest difference between two quotes.
How do I get a basement spray foam insulation quote in Canmore? Say whether it is a walkout, how much concrete is above grade, and whether the space will be lived in or rented. That sets the scope before anyone arrives.
