About 46% of homes in Crossfield were built before 1991, and the basements in that half of the town were built on an assumption nobody holds any more: that a foundation is a cold space for the furnace and the preserves, not a place anyone would sit. Basement spray foam insulation in Crossfield is mostly the work of correcting that assumption, and the material choice below grade is not a matter of taste.

Why the wall below grade behaves differently

A foundation wall is concrete or block with soil pressed against the outside of it. Soil holds moisture, concrete is porous, and the wall is therefore permanently damp to some degree even when it has never leaked. Above the frost line it also tracks the outdoor temperature closely, so the top portion of the wall goes cold while the bottom stays nearer to ground temperature. That split surface is why the band around the top of a basement wall is where condensation and mould turn up first, and it is why a treatment that works on a house wall is the wrong treatment here.

The assembly that fails in these houses

Framing a stud wall an inch off the concrete, filling it with batt and stapling poly over the warm side is the standard older-basement build and it is the one we find mould behind most often. The poly is never continuous, house air gets past it, the air reaches the cold concrete, and the water condenses in a cavity that cannot dry and that nobody can inspect. Chinook cycling makes it worse rather than better, because the wall above the frost line warms and cools repeatedly through the winter and each cycle gives the moisture somewhere new to go.

What closed-cell does against concrete

Sprayed directly onto the foundation, closed-cell foam adheres to the surface, so there is no cavity for air to circulate in and no gap for warm moist air to reach the concrete through. At roughly R-6 to R-7 per inch it reaches a useful R-value in a modest thickness, and at about two inches it is a vapour barrier in its own right, which keeps the dew point inside the foam instead of on the concrete face. It is also unaffected by the damp it is adhered to, which batt cannot claim. A stud wall can then be built in front of it for finishes and services without any of it being the thing holding back moisture.

Water comes first, every time

Foam is not waterproofing and we will not spray over an active problem. If a wall is seeping, if there is efflorescence low down, if the floor is damp after a thaw, that is a grading, drainage or weeping tile matter and it is resolved before any insulation goes on. Sealing a wet wall does not dry it; it hides it and moves the water sideways to wherever the foam ends. On the newer side of town the same rule applies to a basement about to be developed: the developed space is the point at which a slow leak stops being visible, so it is the point at which it must be dealt with.

Basement Spray Foam Insulation Crossfield: Common Questions

Why is batt against concrete a problem? Because it absorbs water and leaves a gap for air. Warm house air reaches the cold concrete behind it, condenses there, and the cavity cannot dry. That is the assembly we find mould in most frequently in older Crossfield houses.

Does the foam need covering? Where the space is occupied or being developed, yes. A thermal barrier over the foam is a requirement and it is a real part of the scope rather than an extra.

We are developing the basement in a newer house. Is foam still worth it? On the rim joist, certainly, and on the walls it depends on what the builder left. Development is the moment to decide, because afterwards the wall is behind finish.

How much does basement spray foam insulation cost in Crossfield? It follows the wall area and the depth, plus whatever has to come out first. In an older Crossfield basement that was finished decades ago, the honest first question is whether any of the existing framing and poly has to be removed, and that answer moves the number more than the foam does.

How do I choose a basement spray foam contractor in Crossfield? Ask what they will do if the wall shows moisture. The right answer stops the job and deals with the water, and a quote that has no position on it has not thought about the building.
