About 74% of homes in Vermilion were built before 1991, and a town with a college campus in it rents a lot of those lower floors out. Basement spray foam insulation in Vermilion is therefore two jobs at once more often than it is anywhere else: a deep-frost moisture job on an old foundation, and a separation job between a suite and the house above it. They pull in different directions and the order matters.

Deep frost, held for months

East-central Alberta does not get the chinook cycling that pushes southern Alberta above and below freezing all winter. It gets cold and stays cold. Frost drives deep into open parkland ground and sits there, so the foundation wall faces genuinely cold soil for a long continuous stretch rather than an intermittent one. The consequence below grade is not a worse peak, it is a longer window: any surface cold enough to condense interior moisture stays cold enough for months, and anything that gets damp does not get a chance to dry.

The assembly that fails on old foundations

The common finished basement on a house of this age is a stud wall stood off the concrete, batt in the cavity, poly over the face. Warm humid interior air gets past the poly at every staple hole and electrical box, reaches cold concrete, and condenses where nobody can see it. On a pre-1991 foundation there is usually no exterior insulation and often no sub-slab or wall damp-proofing worth the name, so the concrete is as cold as the soil and the moisture has somewhere to collect.

Closed-cell foam sprayed directly onto the concrete works the other way. It adheres, so there is no cavity for air to circulate in, and at roughly two inches it is a vapour barrier at about R-6 to R-7 per inch, so the dew point lands inside the foam rather than on the concrete face.

Water comes before insulation, always

Foam is insulation and an air barrier. It is not waterproofing and it will not fix a drainage problem. Grading, downspouts, window wells and any active seepage have to be resolved before anything is sprayed, because foam over a wet wall hides the problem rather than stopping it. On older town lots the usual culprits are grade that has settled back toward the house and downspouts discharging at the foundation.

The suite changes the material conversation

If the basement is rented or is going to be, two requirements arrive. Sprayed foam in an occupied space needs a code-compliant thermal barrier over it, which is not optional and is part of the scope from the start. And sound between the suite and the house above becomes a live issue, which is a different material: open-cell at about R-3.5 to R-3.8 per inch performs better acoustically, so the floor assembly and the party wall are often open-cell while the exterior foundation wall stays closed-cell. One building, two materials, chosen for two different reasons.

Where to start if the budget is one item

The rim joist. It is the leakiest accessible part of almost every house of this age, it is the coldest surface in the basement, and it is reachable in an afternoon. See rim joist insulation for why it keeps coming first.

Basement Spray Foam Insulation Vermilion: Common Questions

Why is mould showing up behind a finished basement wall? Batt against cold concrete with poly over it lets interior moisture reach the concrete and condense out of sight. Deep sustained frost here gives it months to do it.

Do we have to take the old finishing out? Often some of it, and that is usually the largest difference between two quotes on a pre-1991 house. It gets decided at the site visit, not from a description.

What is different about a rental suite? A thermal barrier over the foam is required in an occupied space, and sound between the suite and the house becomes an objective. That is open-cell work, separate from the exterior walls.

How much does basement spray foam insulation cost in Vermilion? The sprayed area and thickness set the base, priced per board foot, and removal of existing finishing plus the thermal barrier are the real variables on older houses here.

How do I choose a basement spray foam contractor in Vermilion? Ask what has to come out before work starts, and whether the quote includes the thermal barrier. Those two answers explain most price gaps on this stock.
