Medicine Hat's industrial buildings were mostly put up when energy here was inexpensive, and warehouses are where that shows most plainly.
The cheap-energy inheritance
For decades the arithmetic did not support insulating a big box properly. Heating was cheap, envelope performance was a code minimum, and nobody modelled the operating cost over thirty years.
The buildings from that period are still standing and still working. What has changed is the cost of running them.
So this city has an unusual concentration of large industrial buildings where the envelope has never been addressed at all - either a bare deck or an original fibreglass blanket now well past its service life. The upside is that the cheapest and largest improvements are all still available.
What a failed blanket looks like
Sagging pockets between purlins. Torn facing. Staining along the purlin lines. Insulation that is visibly compressed where it crosses the steel.
That system has not degraded - it has failed. The blanket has opened a gap where air circulates against the cold panel, it is thinnest exactly where the thermal bridge is worst, and once it has absorbed condensation it does not dry.
Retrofit therefore means removal first. Foam will not bond to sagging, damp fibreglass. Strip-out and disposal is real labour and real cost, and it is the single line most often missing from a cheap quote on an older building. Ask about it directly.
Summer is half the problem here
In one of the sunniest places in Canada, an uninsulated deck is a radiant heater for months. A large roof absorbs solar gain all afternoon and radiates it down into the space.
For a working warehouse that is conditions for staff. For stored goods it can be a specification issue. And there is no ventilating your way out of radiant heat from above.
The same continuous layer that stops winter loss cuts the summer gain. Count both when weighing the cost - in Medicine Hat, treating this as a winter-only decision undervalues the work by roughly half.
Where the money goes
The roof deck, not the walls. Then stratification - the hot layer sitting at the top of a tall space that nobody works in. Then door cycling, which cannot be insulated away; the target is fast recovery, and sealing is what delivers it.
