Calgary's distribution and industrial space is concentrated in the south-east and along the ring road - Foothills Industrial, Shepard Industrial, Great Plains, Dufferin, Eastfield and Point Trotter among them. Most of it is large-volume steel building, and most of it was built to be economical rather than efficient.

Why a warehouse is not a big house
The physics that dominate a warehouse are different from a home, and the money goes to different places.
Volume is the enemy. You are heating a very large body of air, and heat rises to a roof nobody works under. In a tall building, the temperature at the deck can be far above the temperature at the floor where people actually are. Every degree of that difference is pushing heat out through the roof.
That is why the roof deck, not the walls, is where the return is. Wall area is small relative to roof area in a warehouse footprint, and the pressure difference driving loss is greatest at the top.
Dock doors dump the air. Every opening cycle replaces a large volume of conditioned air. Insulation cannot fix that, and anyone claiming otherwise is overselling. The realistic goal is a building that holds temperature between cycles and recovers quickly, rather than one that never loses heat.
Stratification wastes what you paid for. Heating a warehouse to keep people comfortable at floor level, while the top third sits far hotter, is a large recurring loss. Sealing and insulating the deck reduces how much heat escapes from that hot layer.
Condensation on the deck
The failure that costs the most is not heat loss - it is water.
Warm moist interior air rises to a cold steel deck and condenses there. It then falls onto racking, packaging and stock. In a warehouse holding cardboard or anything moisture-sensitive, that is damaged product, and it is routinely misdiagnosed as a roof leak and chased for years.

Chinook cycling
Calgary's swinging winter means the deck temperature crosses the dew point repeatedly through the season, rather than sitting steadily cold. Condensation forms, clears, and forms again. If you have intermittent unexplained wet patches rather than a constant drip, that pattern is the clue.
Working around operations
Most warehouses cannot shut down. Access, staging, protecting stock, and phasing the work by bay are usually a larger part of the planning than the insulation specification.
