Southwest Calgary holds some of the oldest and most valuable housing in the city, and older housing is where insulation decisions carry the most consequence.
Inner-city character homes
Elbow Park, Britannia, Bankview, Cliff Bungalow, Altadore and the surrounding streets contain a large stock of genuinely old houses - many built before the Second World War, some considerably earlier.
These deserve more care than a standard retrofit quote, for a specific technical reason.
Assemblies of that age were built without a vapour barrier, and many have survived precisely because they can dry freely in both directions. Introducing a vapour-resistant layer into such a wall, in the wrong position, can stop it drying the way it has been managing for eighty years. The failure is slow, hidden inside the assembly, and expensive.
So in a character home the honest sequence is:
- Assess before specifying. Which way does this wall dry, and what is actually in it?
- Do the safe, high-value work first - attic penetrations, the rim joist, the basement - which delivers most of the benefit with the least assembly risk.
- Treat the walls as a separate decision, taken with someone who has looked at them.

Renovations here are often extensive, which is an opportunity. If walls are already open, sealing and insulating is dramatically cheaper at that moment than at any other.
Post-war and mid-century
Chinook Park, Eagle Ridge, Glamorgan, Braeside and Cedarbrae cover the 1950s through 1970s. Batt in the cavities, inconsistent vapour barrier, no deliberate air sealing.
Straightforward, reliable work: seal the attic, do the rim joist, address the basement or crawl space if the floors are cold. These homes respond well and predictably.
The far southwest
Evergreen, Bridlewood, Silverado, Aspen Woods and the newer communities are 1990s onward. Newer standards, and the usual targeted weak points - the bonus room over the garage, an unsealed rim joist, the attic hatch.
For a house of this age, a single uncomfortable room is a targeted fix rather than a whole-envelope project.
The Elbow River
Properties near the river valley should mention it. Where groundwater, historic flooding or persistent basement moisture is part of the history, that gets resolved before insulation - foam is not waterproofing, and sealing over a water problem hides it rather than solving it.
