Southeast Calgary spans the widest range of housing ages of any part of the city. You can drive from streets of pre-war and early post-war housing to communities finished in the last few years without leaving the quadrant.
That matters, because the right insulation answer in one is close to useless in the other.
The older southeast
Areas such as Ogden and the older river-adjacent streets carry housing that predates modern envelope standards entirely. Small footprints, assemblies that were never designed to be airtight, and in many cases a vapour barrier that is partial or absent.
These homes reward the boundary work: sealing the attic penetrations before adding depth, dealing with the rim joist, and addressing the basement or crawl space. Whole-wall interventions in genuinely old assemblies need an assessment first, because a wall that has been drying freely for decades will not thank you for being sealed up without thought.
Proximity to the Bow River is worth mentioning when you enquire. Where groundwater or historic moisture is part of the picture, that gets resolved before anything is sprayed.
The middle southeast
McKenzie Towne, Copperfield, Douglasdale and their neighbours are largely 1990s and 2000s. Built to reasonable standards, but with the specific weak points of that period.
The recurring one is the bonus room over the garage. It sits above an unheated space, projects out on two or three sides, and was insulated with batts in the floor cavity that were never sealed at the perimeter. The newest southeast
Mahogany, Auburn Bay, Cranston, Seton and the surrounding communities are among the newest housing in Calgary.
Being honest about these: a house built in the last decade rarely needs a whole-house insulation project. Building to code means meeting a standard, and where these homes disappoint it is almost always execution rather than specification - an unsealed rim joist, a leaky attic hatch, recessed lighting, or that same bonus room.
If one room is uncomfortable in a new house, that is a targeted fix. Anyone quoting you a whole-envelope job on a ten-year-old home should be asked to justify it.

We will not sell an older-home solution to a newer home, or the reverse. The single most useful thing you can tell us is the approximate build year, because it determines which of the three conversations above we are actually having.
