Acadia is a established south Calgary community developed largely through the 1960s, and it is one of the most consistent neighbourhoods in the city from an insulation point of view. Most of the housing is from a single era, which means the problems repeat.
That is useful. It means the answer is predictable and the work is well understood.
The 1960s bungalow
The typical Acadia house is a single-storey bungalow with a full basement, mature trees around it, and an envelope built before air-tightness entered the conversation.
What that generally means in practice:
Batt insulation in the walls and attic, often settled or thin by modern standards.
A vapour barrier that is partial at best. Poly did not become standard practice until later, so what is there is inconsistent.
No deliberate air sealing anywhere. Not at the rim joist, not at the top plates, not around penetrations. It simply was not part of how houses were built.
A basement that was built as utility space and is now, in a great many cases, finished living space or a suite.
Cold floors are the giveaway
The most common complaint from a house of this type is cold floors on the main level, and the cause is almost always at the bottom of the building rather than under the flooring.
Warm air escapes through the attic. That pulls replacement air in low, through the rim joist and any foundation gaps. The cold air spills across the basement and up through the floor system. You feel it at ankle height in the living room.
Carpet does not fix it. Sealing the path does. See cold floors.
If the basement is being finished
This is the moment that matters in an Acadia house, and a lot of them are being developed or converted to suites.
Do the envelope before the framing goes up. Sealing and insulating a foundation wall with open access is straightforward and comparatively cheap. Once it is boxed in behind studs and drywall, the same work means opening it up again.
And avoid the assembly that causes the most trouble in Calgary basements: a stud wall with batt held against cold concrete and a poly sheet over it. Warm humid air gets past the poly, reaches the cold concrete and condenses there, out of sight. Foam applied directly to the concrete removes the gap. See Calgary basements.
Mature trees
Acadia's established tree cover is a genuine advantage - meaningfully less wind exposure than the newer, more open parts of the city. Heat loss here is driven more by the stack effect and conduction than by wind pressure, which puts the attic and the basement firmly at the top of the priority list.
