Foothills Industrial is one of Calgary's largest and longest-established industrial areas, and that history is the single most useful thing to know before pricing insulation work here.
Established stock means retrofit, not new build
A lot of the building inventory in Foothills went up decades ago, when envelope performance was a minimum-code item rather than an operating cost anybody modelled.
In practice that usually means one of two things overhead: a bare steel deck, or a fibreglass blanket system installed when the building was erected. The second is the more common, and by now it is often the bigger problem.
Blanket systems fail predictably with age. The blanket sags between purlins, opening a gap where air circulates directly against the cold panel. It stays compressed where it crosses the steel - thinnest exactly where the thermal bridge is worst. And once condensation starts forming above it, the fibreglass absorbs that water, loses most of its thermal value, and does not dry in an unventilated cavity.
If you can see sagging pockets, torn facing, or staining that follows the purlin lines, the system has not degraded. It has failed.
Retrofit means removal first
This is the number one thing underquoted on buildings of this age. Foam has to bond to the substrate, and it cannot bond to sagging, damp fibreglass.
So a retrofit is genuinely two jobs - strip out and dispose of the old system, then apply the new one. That is real labour and real disposal cost. Ask directly whether removal is included in any quote you receive. A number that looks unusually good on an older building often has that line missing.

Mixed bay sizes, mixed problems
Established industrial areas hold a wider range of building formats than a purpose-built modern park - small multi-bay units, mid-size warehouses, older manufacturing space, yard buildings. They do not share one answer.

Working around an operating business
Most buildings here cannot shut down. Access, staging, protecting stock and phasing by bay usually matter more to the schedule and the price than the insulation specification does.
Say what your operating constraints are early. It drives the quote more than square footage.
