Commercial spray foam insulation in Devon covers a small, specific building stock. The town was planned, so its commercial core was planned with it: a compact block of mid-century buildings laid out together rather than scattered along a highway. Around and beyond that sit the service and light industrial buildings, and east of town the airport and industrial corridor that the oilfield service trade works out of. Those are three different envelopes and only one of them is a building anybody would call modern.

The mid-century commercial block

These are masonry or block buildings with low-slope roofs, built when commercial insulation requirements were minimal and often with no continuous insulation in the wall at all. The characteristic problems are a cold roof deck, a parapet detail with nothing in it, and party walls between units that were never sealed, so air and smells move between tenancies.

For an owner the deciding factor is usually that the building has to keep operating. Spray work in an occupied retail or office space means evening or weekend scheduling, masking, ventilation and a plan for the tenant. That is a logistics quote as much as an insulation quote, and we would rather set it out plainly than discover it on the day.

Low-slope roofs and the ceiling plane

A flat or low-slope commercial roof has no attic to work in. The choices are insulating above the deck as part of a re-roof, or insulating the underside of the deck from inside, which brings the deck inside the envelope and changes how it dries. Both are legitimate. Which is right depends on the roof's remaining life and whether the interior has a suspended ceiling that can be lifted. Nobody can decide that without getting on the roof and under the ceiling.

Service shops and light industrial

The working buildings are mostly steel framed with metal cladding, overhead doors, and heat that runs hard during the day and gets turned back at night. For those the controlling issue is not an R-value target. It is condensation on the inside face of the cladding and on the steel framing that bridges it, and the fix is a continuous adhered layer that keeps the dew point out of the structure. Closed-cell at roughly R-6 to R-7 per inch is its own vapour barrier at about two inches, which is why it is the specification on steel.

Thermal barriers and the inspector

Commercial work brings code requirements that residential work does not always trigger: a thermal barrier over foam in occupied space, and in some assemblies an ignition barrier in concealed space. Where an assembly is part of a fire separation between tenancies, what goes over the foam is a code question with a specific answer, not a finishing preference. We quote it in rather than leaving it for someone else to discover.

Mechanical penetrations are where commercial buildings leak

Roof curbs, exhaust fans, make-up air units, refrigeration lines and conduit runs all pass through the envelope, and on a building of this age the openings around them were cut generously and never closed. Sealing those is frequently a bigger measurable improvement than adding thickness anywhere.

Commercial Spray Foam Insulation Devon: Common Questions

Can the work happen while we stay open? Usually, with evening or weekend scheduling, masking and ventilation. It has to be planned into the quote rather than assumed.

Our roof is flat and the ceiling is cold. What are the options? Insulate above the deck with a re-roof, or under the deck from inside. The roof's remaining life is what decides it.

Why is condensation the issue in the shop rather than heat loss? Because steel framing and cladding sit at outdoor temperature and the interior air is warm and humid. Water forms on the steel before heat loss becomes the complaint.

How much does commercial spray foam insulation cost in Devon? Priced per board foot of sprayed area, with access, occupancy and any required thermal or ignition barrier as the other drivers. An occupied building costs more in scheduling than in material.

Who does commercial spray foam insulation in Devon? We do, including the service buildings and the corridor east of town. We quote from the building, schedule the work and stand behind it.
