Bonus room spray foam insulation in Three Hills is rarely the over-the-garage room that the phrase suggests, because attached garages with rooms above them belong to a later generation of house than most of this town has. About 66% of homes here were built before 1991, and in that stock the extra room is somewhere else entirely.

Here the extra room sits over the back of the house

The shape we find repeatedly is a room added above the rear of an older house: above a closed-in porch, above a mudroom, above what was once a summer kitchen or a lean-to. Those lower structures were built as unheated space. They often have no basement under them, a shallow foundation or none, and no heat supply at all. Then at some point somebody needed another bedroom, and the only place to put it was on top. The result is a finished, occupied room whose floor sits directly over outdoor air, with no insulation in it, because the structure it was built on was never part of the heated house.

A floor over outside air behaves nothing like an interior floor

An interior floor has warm rooms both sides of it and does no thermal work. This one has a conditioned room above and winter below, which makes it an exterior surface — and it is the one surface in a house nobody thinks to check, because floors are not where people look for cold. The joists run from the heated room out over the cold space, so each bay is a path, and the perimeter where the floor meets the exterior wall is open to the outside at its end. That perimeter strip is why the room is cold at the baseboard on three sides and why putting a bigger register in has never worked.

Reaching it, which decides the job

If the space below is a crawl or an accessible void we can get underneath and spray the underside of the floor and its perimeter directly, and that is by far the cheapest correct version. If the space below has been finished — a ceiling put in the porch, or the lean-to turned into a utility room — then it is a choice between taking that ceiling down or coming at the floor from above by lifting the finished floor in the room. We look at that before quoting, because the difference between those two routes is larger than the difference in materials.

The other surfaces, in order

Once the floor is dealt with, the room still has walls that are the gable or rear end of the house and a ceiling that is directly under the roof, often a sloped one with very little depth in it. On a shallow slope, R-value per inch is the only lever there is, and closed-cell at roughly R-6 to R-7 per inch does more in a two by six cavity than anything else will. The wall at the head of the stairs is usually fine; the two outside corners are usually not, because that is where three framing directions meet and nothing was sealed.

What the household actually notices

Not a number. They notice that the room holds temperature overnight, that the floor stops being cold to stand on, and that the room stops being the one the children swap out of in January. A floor you can stand on in socks is the test people apply, and it is a fair one.

Bonus Room Spray Foam Insulation Three Hills: Common Questions

Why is the floor cold when the walls were insulated? Because the floor is over unheated space, so it is an exterior surface. Nobody insulates a floor unless they know what is underneath it.

There is no garage under our bonus room. Does the advice still apply? It applies more. An unheated back addition under a bedroom is the same physics as a garage under one, and it usually has even less insulation in the structure.

Can you reach the floor without pulling the room apart? Often yes, from the space below, if it is still open. Where it has been finished off, the access decision is the first thing we settle on site.

How much does bonus room spray foam insulation cost in Three Hills? Sprayed area and depth set the base, and access to the underside of the floor sets the rest. The same room can be two quite different jobs depending on that one answer.

How do I choose a bonus room spray foam contractor in Three Hills? Ask what is under the floor. If nobody asks, nobody is planning to insulate the surface that is actually causing the complaint.
