The attached double garage is standard on the newer half of this town, and it is the building people are most surprised by. Two of its walls and most of its ceiling have heated house on the other side. It should be the warmest unheated space on the property. It is routinely the coldest, and the reason is in the one wall that faces the street.

A door is not a wall

The overhead door is the largest single component of the garage envelope, it is thin, it is made of panels that move, and it seals against the frame and the floor only as well as its weatherstripping allows. On a ten-year-old door that strip is hard, cracked at the ends, and no longer touching the slab in the middle.

Below it the concrete slab runs out to the door line, where the edge of that slab is in direct contact with ground that freezes. Concrete conducts heat readily, so the slab edge is a continuous thermal path from the inside of the garage to frozen soil, and the frost that forms in a line inside the door every winter is that path showing itself. Insulating the walls while leaving the door and the slab edge untouched produces very little change, which is why owners who have done exactly that call us afterwards.

The door opens twice a day at the worst times

A commuting household empties and fills the garage on a schedule: out before eight, back after five. Each opening exchanges most of the air in the building with outdoor air at the two coldest, darkest points of the day. There is no version of insulation that prevents that.

What insulation and sealing change is how quickly the building settles back down afterwards, and whether the heat it recovers comes from a heater or from the house next door. That second part is the one worth understanding, because an uninsulated garage attached to a warm house is heated by that house whether anybody intended it or not, through the party wall, the ceiling and the door between them.

The surfaces in the order they matter

The ceiling, if there is living space above it, because that is a floor in somebody's bedroom. The wall shared with the house, because that is an exterior wall of your home that was built like a partition. The band of framing at the top of the foundation and the step where the garage floor drops below the house floor. Then the exterior walls. Then the door, which is usually a replacement rather than something we spray.

If it is going to be heated

Heating an attached garage changes two things. A sealed garage with a fuel-burning appliance in it needs its combustion air thought about rather than assumed, and that is a conversation with whoever installs the heater, not something insulation solves. And the covering requirement over the foam applies: in an attached garage the sprayed surface cannot simply be left exposed, and the covering is part of the job rather than an extra somebody discovers later.

What most people actually want

Nine out of ten enquiries here are not about a warm garage. They are about the bedroom above it being cold, or about the floor at the back of the house being cold, or about wanting to work on something for an hour on a Saturday without wearing a coat. Those are three different jobs with three different scopes. Say which one you are solving and the quote will describe it.

Garage Spray Foam Insulation Coaldale: Common Questions

The garage is surrounded by house. Why is it still freezing? The overhead door and the slab edge at the door line. Both are direct paths to outdoor and to frozen ground, and they overwhelm what the shared walls contribute.

We insulated the garage walls and nothing changed. Why? Because the walls were not the leak. The door seal, the slab edge and the band of framing at the top of the foundation are where the air and the heat go.

Will insulating the garage make the room above it warmer? Only if the floor between them is part of the scope. That floor can be sprayed from the garage side without disturbing the room.

How much does garage spray foam insulation cost in Coaldale? It is priced per board foot over the sprayed area, so ceiling plus walls plus the foundation band sets the number, and any required covering over the foam is a separate line. A ceiling-only job is a much smaller scope than a full garage.

How do I choose a garage spray foam contractor in Coaldale? Ask what they propose to do about the overhead door and the slab edge. If the quote never mentions either, it is quoting the walls and ignoring the problem.
