Fort McMurray asks more of an envelope than almost anywhere else in the province. The winters are long and genuinely severe, a large share of the building stock is industrial or work-camp rather than suburban, and a lot of it is steel. Closed-cell foam suits that combination for a reason that has little to do with the R-value on the invoice. Closed cell spray foam insulation in Fort McMurray is chosen for steel and for vapour drive, not for comfort.

On steel, the enemy is condensation, not heat loss

A steel building loses heat, but what damages it is warm interior air touching a cold metal surface and giving up its moisture there. Batt insulation hung inside a steel shell does not stop that, because the air still reaches the steel. Closed-cell sprayed directly onto the underside of the deck and the wall panels adheres to the metal and removes the cold surface entirely. That is the mechanism, and it is why the material is specified in the Gregoire and MacKenzie industrial areas rather than chosen on price.

Why density is the point at these temperatures

At roughly 2 lb per cubic foot, closed-cell carries R-6 to R-7 per inch and becomes a vapour retarder at about 38 mm under Alberta's section 9.25. In a climate this cold that combination matters more than it does further south: the vapour drive from a heated interior toward a very cold exterior is relentless all winter, and an assembly that only slows heat while letting air through will move moisture into the structure every day of the season. Applied continuously and sealed at the edges, the foam is counted as part of the building's air barrier system rather than as insulation sitting next to one.

Residential work here is its own problem

Timberlea, Thickwood, Eagle Ridge, Parsons Creek and Abasand were built across very different periods and to very different standards, and a lot of the housing is on crawl spaces or has exposed floor assemblies. Those are closed-cell jobs because the material tolerates moisture and holds an air seal where the assembly is exposed on more than one face. An interior partition wall is not a closed-cell job, and quoting one as if it were is how people end up paying for density they had no use for.

The compliance side

Medium-density foam is governed by CAN/ULC-S705.1 as a material and CAN/ULC-S705.2 for installation, which requires a certified installer. Anywhere the foam faces occupied space it must be covered by a thermal barrier such as 12.7 mm drywall, or an approved intumescent coating. Service-access-only attics and crawl spaces can take an ignition barrier instead. On an industrial building the authority having jurisdiction is worth confirming before the spec is fixed rather than after.
