The call we get most often about attics in Athabasca arrives in March or April and begins with the words roof leak. There is a wet patch on a ceiling, sometimes two, and the roof outside looks sound. In an attic on the boreal edge that pattern usually has nothing to do with the shingles. It is a winter's worth of frost on the underside of the sheathing, finally thawing, and attic spray foam insulation in Athabasca is mostly about stopping that from forming in the first place.

How frost accumulates up there over months

Warm indoor air carries moisture. It escapes upward through every opening in the ceiling plane, reaches sheathing that has been well below freezing since November, and the moisture in it freezes on contact. In a climate with regular thaws that frost sublimates and vents away in stages all winter. Here there is no reliable interruption, so each night's deposit adds to the last one and nothing leaves. By late winter the underside of the roof can carry a continuous layer of it. Then the weather turns, the whole layer releases at once, and it runs down the rafters to whatever is below.

It is an air problem with a moisture consequence

This is worth being precise about, because it determines what fixes it. Insulation does not stop air movement; air sealing does. The frost is not forming because the attic is short of R-value, it is forming because indoor air is getting into the attic and finding a cold surface. Adding depth above an unsealed ceiling makes the attic colder, which makes the sheathing colder, which if anything makes the frost worse. That is why the second round of blown-in insulation so often disappoints the owner who paid for it.

Where the air gets through on local houses

The plumbing stack, which is a hole cut for a pipe and rarely sealed around. Bathroom fan housings, which are a box with a duct leaving it. Pot lights. The top plates of interior partitions, where there is a continuous gap either side of the drywall. The hatch, if there is one, and the top of any wall shared with an addition, which on a slow-grown stock like this one is frequently open all the way from the basement. Each of those looks small. They run every hour for eight months.

What the foam actually does in an attic here

It is applied as the sealing layer at those penetrations, where it adheres to irregular shapes that no cut material will close. Around the stack, around the fan housing, along the top plates, at the perimeter of the hatch, at the junction with an addition. That is a modest quantity of material placed carefully, not a full-depth spray of the whole attic floor. Once the ceiling plane is actually sealed, blown-in depth on top of it does what it was always supposed to do.

Ventilation and the eave

Sealing the ceiling and ventilating the attic deliberately are two halves of one job. The attic needs to stay cold and it needs a path for air to move from the soffit to the ridge. On older local houses that path is often blocked, either by insulation pushed into the eave or by a soffit that was closed in during a re-side. Clearing it and keeping it clear is part of the work, because a sealed attic with no ventilation is a different problem rather than a solved one.

When the roof is the answer instead

Sometimes it genuinely is a leak, and the way to tell is where and when. Frost release shows up as a broad stain in a thaw and then stops. A leak shows up with rain or with meltwater at an ice dam and recurs in the same place. We look before we conclude, because spraying an attic will not fix flashing and re-roofing will not fix frost.

Attic Spray Foam Insulation Athabasca: Common Questions

Our ceiling stained in spring but the roof is fine. What happened? Most likely a winter of frost on the underside of the sheathing thawing all at once. The cause is indoor air reaching cold wood, not a failure in the roof covering.

We already added insulation and it got no better. Why? Because depth does not stop air. The openings through the ceiling were still open, and new material simply sits above them.

Should the whole attic be sprayed to full depth? Usually not. The sealing is the job and the blown-in depth above it is the cheaper way to buy R-value once the plane is tight.

How much does attic spray foam insulation cost in Athabasca? The sealing work is priced per board foot over a small, scattered area, with the blown-in depth costed separately. On an older local house the penetrations are where the money does the most.

How do I choose an attic spray foam contractor in Athabasca? Ask what they will do about the stack, the fan housings and the top plates, and how they intend to keep the soffit path clear. A quote that only describes depth has not read the problem.
