Attic spray foam insulation in Devon runs into a geometry problem before it runs into anything else. The houses of the original planned townsite were built with shallow roof pitches and almost no heel height, meaning the roof structure sits down nearly flush on the top of the wall. Stand in one of those attics and the space narrows from something you can crouch in at the ridge to a wedge you cannot get a hand into above the exterior wall.

The eave is the part that matters and the part you cannot fill

Heat rises to the ceiling and then moves outward, and the exterior wall top plate is where the ceiling plane and the wall plane meet. That junction is the coldest line in the ceiling and the one with the least material over it, because the roof has already closed down on it. Blown insulation cannot be built up in a wedge; it finds its own angle of repose and what you get over the top plate is a fraction of what the label on the bag promised for the middle of the attic.

So the measured depth at the centre of a Devon attic tells you very little. The depth four inches in from the fascia tells you everything.

What gets sprayed, and where

A band of closed-cell foam carried right out over the top plate and up the underside of the roof deck for a short distance solves the wedge, because foam goes where it is sprayed and stays in the shape it set in. It also seals the top plate joint, which on a house of this vintage is frequently open to the wall cavity below. That one band does more on this roofline than a full depth upgrade across the flat.

Then baffles, not before

Pushing anything into the eave on a shallow-heel roof blocks the soffit vents, and a blocked soffit on a roof that already ventilates poorly turns a heat problem into a moisture problem. Baffles go in as part of the work so the air path from soffit to ridge survives. On the original Devon houses there were rarely any to begin with.

The penetrations through the ceiling

After the perimeter, the holes. The plumbing stack, the bathroom fan housing and its duct, the top plates of interior partition walls, any later-added pot lights, and the attic hatch. Each one is an opening between heated house and outdoor-temperature attic, and household air leaving through them carries both the heat and the moisture that frosts the underside of the sheathing. Insulation does not stop air movement. Air sealing does, and on a Devon ceiling it comes first.

Why the house two doors down has the same answer

Because the same drawings built both. The original townsite was laid out and constructed as a single planned project rather than growing lot by lot, so the roof framing, the heel detail and the ventilation provisions repeat street to street. That is unusual and it is useful — the diagnosis travels.

Ice at the eave

A cold-roof failure shows up as ice along the eave after a thaw, and it is caused by warm air reaching the underside of the deck rather than by too little insulation in the middle. Sealing the ceiling plane and restoring the soffit path is what stops it. More depth over an unsealed ceiling does not.

Attic Spray Foam Insulation Devon: Common Questions

Our attic looks full. Why is the house still cold at the walls? Because the full part is the middle. Where the roof closes down on the exterior wall there is almost nothing, and that junction is the coldest line in the ceiling.

Do we need the whole attic sprayed? Usually not. The perimeter band and the ceiling penetrations are the job; the flat can often stay blown-in with depth topped up.

Will sealing the attic stop it ventilating? No, provided baffles go in. Sealing the ceiling plane and venting the roof above the insulation are two different things and both are wanted.

How much does attic spray foam insulation cost in Devon? It is priced per board foot for the sprayed band plus any blown-in depth on top, so the number follows area and target R-value. Access is the Devon variable — a shallow heel is slower to work in than a walk-up attic.

How do I choose an attic spray foam contractor in Devon? Ask what they intend to do at the eave. A quote that only prices depth across the flat has priced the easy half of a Devon attic.
