Only about 18 percent of Airdrie homes were built before 1991, so most houses here are not old enough to have the problems people usually associate with insulation work. The bonus room over the garage
If there is a room above the garage, it is probably the coldest room in the house, and no amount of turning up the heat fixes it. The reason is structural rather than mechanical: that floor sits over an unheated, unconditioned space, exposed on more sides than any other floor in the building. Heat leaves through it and cold air moves under it. Adding batts between the joists slows the heat and does nothing about the air.
Closed-cell foam applied to the underside of that floor and around the rim does both at once - it insulates at R-6 to R-7 per inch and it seals, and it becomes a vapour retarder at about 38 mm so the assembly is not relying on a polyethylene sheet nobody can reach. It is a small job by area and it is the single most commonly satisfying one in a house of this age.
Second on the list: the rim joist
The rim is the band of framing where the floor meets the foundation, running the whole perimeter of the house. It is a continuous, unsealed gap in most homes and it is easy to reach from an unfinished basement. Small area, low cost, immediate difference in how the main floor feels in January.
Third: the basement, if you are finishing it
If a basement is going to be developed, foam against the concrete before the studs go up is worth doing properly. Below grade, closed-cell resists moisture instead of absorbing it - two inches is roughly R-12 to R-14, three to four inches reaches R-18 to R-28 where the cavity allows. And decide in advance that the space will be lived in, because foam facing occupied space needs a thermal barrier over it, normally 12.7 mm drywall.
What is usually not worth it here
Attic depth. In a house this young the attic is generally close to current expectations already, and money spent adding inches there returns far less than the same money spent on the bonus room floor or the rim. A contractor who leads with the attic in a fifteen-year-old Airdrie house has not asked enough questions.
What the day itself looks like
Foam is mixed at the gun and cures in place, and it off-gasses while it is curing. That means the work area is cleared and ventilated during application and for a period afterwards, and the installer will give you a re-occupancy time for the space before they leave. On a bonus room floor sprayed from the garage below, that usually means keeping the garage shut and the room above empty for the day rather than moving out. Ask for the re-occupancy instruction up front, because it is easier to plan around than to discover at four in the afternoon.
