Residential spray foam insulation in Devon has to deal with two populations of housing that need almost opposite things, and the first job on any call is working out which one you live in. About 55 percent of Devon's homes were built before 1991, which means the older group is the larger one — but the split is sharp rather than gradual, because this town did not grow steadily. It was planned and built in a burst in the late 1940s and 1950s, then added subdivisions decades later.

Group one: the original planned grid

These houses are modest, shallow-framed, often a storey and a half, with low roof pitches and frequently a concrete block foundation. Nothing about them was built to a thermal standard that would be recognised today, and that is not a criticism of the builders; they built to the expectations of the time, quickly, for a workforce that had arrived.

What they need, in order: the band of framing on top of the foundation, which carries no insulation at all. The perimeter of the attic where the shallow roof closes down on the wall and no depth can be achieved. The foundation wall itself, which on block moves air through its joints. And the sloped ceilings and knee walls upstairs where a storey and a half hides its worst assembly.

Group two: the later subdivisions

Houses on the newer edges of town already have modern attic depth, a poly air and vapour barrier, and deeper framing. Adding insulation to them achieves very little, and we will say so. What they have instead are discrete defects: the room over the garage with a sagging floor assembly beneath it, the pot lights and fan housings puncturing an otherwise good ceiling, and in some cases a cantilevered floor section over outdoor air.

The rule that applies to both

Insulation slows heat; it does not stop air. On the older houses most of the loss leaves as air through unsealed assemblies, and on the newer ones what is left of the loss leaves as air through penetrations. In both cases sealing comes before depth, and depth added over an unsealed plane is money that will not show up on a bill or in comfort.

Which material, and why it is not a preference

Closed-cell at roughly R-6 to R-7 per inch becomes a vapour barrier at about two inches and does not absorb water. That makes it the material for foundation walls, rim joists, crawl spaces and anywhere outdoor moisture is in play. Open-cell at roughly R-3.5 to R-3.8 per inch is softer and cheaper per unit of R, suits deep interior cavities and performs better acoustically. Specifying the wrong one in the wrong place is how foam gets a bad reputation.

What the valley side of town adds

Lots stepping down toward the river valley give you walkouts and daylight basements with a lot of wall in outdoor air rather than against soil. Those need more thickness on the exposed portion than a buried wall, and they are commonly treated as if they were ordinary basements.

Residential Spray Foam Insulation Devon: Common Questions

Where do we start on an older Devon house? The rim joist, then the attic perimeter. Small areas, large effect, and both reachable without demolition.

We are in a newer subdivision. Is there anything to do? Usually a short list rather than a whole-house job: the room over the garage, the ceiling penetrations, and any cantilevered floor. Depth is already there.

Should we do everything at once? Rarely necessary. The list above is in order of return, and most owners work down it over a couple of seasons.

How much does residential spray foam insulation cost in Devon? It is priced per board foot sprayed, so area and thickness drive the number. The two things that move a Devon quote most are attic access on a shallow-heel roof and whether any existing finish has to be removed.

Who does residential spray foam insulation in Devon? We do. We quote from the building rather than from a description, schedule the work and stand behind it.
