Still from Dustin's 2026-08-28 job video

A large share of the older houses in this townsite sit over a crawl space rather than a full basement, because excavating into till and rock close to the surface was never worth the trouble on a small lot. Crawl space spray foam insulation in Banff is therefore a common job, and it is usually requested for one of two reasons: the main floor is cold underfoot, or a water line froze.

A vented crawl space is a bad idea in deep frost

The old logic was that moisture from the ground would be carried away by outdoor air. In a climate where the frost drives deep and stays for months, what the vents actually deliver is sub-zero air directly beneath an occupied floor, for the whole winter, while the ground below is frozen and giving off almost nothing. The result is a cold floor, cold ductwork, and plumbing running through outdoor-temperature air with only the pipe insulation between it and a burst.

Why the floor above feels like it does

Heat moves out of a heated room into the coldest adjacent space, and here that space is a few inches below the floorboards. Batt stuffed between the floor joists slows the transfer and does nothing about the air, which moves freely through a vented crawl and around any insulation that has sagged, fallen or been pushed aside by a plumber. A floor can carry a nominal insulation value and still be the coldest surface in a house.

Treat the walls, not the ceiling

The approach that works is to stop treating the crawl space as outdoors. The vents get closed, the ground is covered with a continuous sealed membrane, and closed-cell foam goes onto the perimeter walls and across the rim where the floor framing meets them. The crawl space then runs at close to house temperature, which takes the floor off the cold side of the envelope and takes the plumbing out of the freezing zone in the same move. At roughly R-6 to R-7 per inch and a vapour barrier at about two inches, closed-cell is the material that does this against masonry and damp.

What has to be sorted out first

Water, always. If meltwater runs into the crawl space in spring, or if the ground is wet to the touch in summer, that is a drainage and grading problem and it gets resolved before anything is sprayed. Foam is not a damp-proofing layer. The same applies to any combustion appliance down there with its own air requirement, which has to be accounted for before the space is sealed.

Access decides the day

A crawl space job is mostly about whether a person with a hose can reach every surface. Clearance under the joists, stored material that has been down there for thirty years, ductwork in the way, and a hatch that is sometimes inside a closet. On an older Banff house with additions, there may be two or three separate crawl spaces that do not connect to each other, each with its own hatch. That is the kind of thing a quote has to be built around, and it is why we go down there before pricing it.

Crawl Space Spray Foam Insulation Banff: Common Questions

Should we leave the crawl space vents open in winter? No. In this climate they put outdoor air directly under your floor and around your plumbing for months.

A pipe froze in the crawl space. Does insulation fix that? Insulating the pipe alone rarely does. Bringing the crawl space itself inside the heated envelope is what takes the pipe out of the freezing zone.

Is a ground cover really necessary? Yes. Sealing a crawl space without covering the earth traps the ground moisture inside it.

How much does crawl space spray foam insulation cost in Banff? Priced per board foot over the perimeter walls and rim, with the ground membrane as a separate item. Access and clearance decide how much of it can be done in a day.

How do I get a crawl space spray foam insulation quote in Banff? Tell us the clearance, how it is reached, and whether water has ever been in there. We will want to get into it before quoting.
