In Edmonton the crawl space question is not only about comfort. It is about whether the pipes down there survive February.
Deep frost changes the risk
Edmonton's winter is sustained rather than swinging. Frost drives deep into the ground and stays there for months, and anything in an unheated space below the floor sits in that condition for the whole season - not for a few days at a time.
A vented crawl space is, by design, connected to outside air. In this climate that means a space under your floor held near outside temperature for months, containing whatever plumbing runs through it.
The consequences stack up:
Cold floors above, permanently, no matter how the furnace is run.
Continuous heat loss through an uninsulated floor assembly into a space you are effectively heating and then venting outdoors.
Real freeze risk for water lines. This is the one that turns a comfort problem into a repair bill.
Sealed, not vented
The current approach is to bring the crawl space inside the thermal envelope: seal the vents, insulate the perimeter walls, and control ground moisture directly rather than trying to dilute it with outside air.
Once the space is inside the envelope it stays near house temperature, the floor above stops being cold, and the pipes are no longer sitting in an unheated box.
This is a genuine change to how the space works and should be done properly rather than piecemeal.
Ground moisture first
Soil gives off moisture continuously. Before insulating, that needs a continuous ground barrier across the floor, sealed at edges and seams.
Sealing a crawl space without addressing the ground is how you create a closed, humid space under the house. In Edmonton's long cold season there is ample time for that moisture to find cold surfaces and condense on them. Any quote that omits the ground barrier is incomplete - ask about it directly.
Perimeter walls, not the joists
Once the ground is handled, insulation belongs on the perimeter walls rather than stapled between the floor joists.
Insulating between joists leaves the crawl space itself cold - which leaves the plumbing exactly where it was, in an unheated space, in an Edmonton winter. Insulating the perimeter brings the whole space in, protects the services, and lets the rim joist be sealed in the same pass.
For a city with this much sustained cold, that distinction is the difference between fixing the problem and relocating it.
Before anyone sprays
Check for standing water, seepage or pooling. Foam is not waterproofing and must never be used to cover a drainage problem. Water first, always.
