Crawl space spray foam insulation in Barrhead is nearly always under an addition. On a townsite where most of the housing predates 1991, the original house has a full basement and the back entry, the porch or the extra bedroom that got added later sits on a shallow crawl. The cold floor is in the addition, every time, and so is the water line that freezes.

The drift against the wall ends up inside the crawl

Here is the mechanism that is specific to building in sheltered, treed country, and it hides itself because it only shows in April. Nothing scours these yards, so snow piles against the side of the house and stays, often a couple of feet up a crawl space wall that is only three or four feet tall to start with. Come the melt, it does not run off anywhere. It goes down into the few feet of soil immediately outside a shallow foundation, on grading that was set when the addition went on and has settled since.

The water therefore arrives near the top of the crawl space wall rather than rising from underneath. Owners go hunting for a cracked footing or a collapsed weeping tile and find both perfectly sound, because nothing is wrong below ground — a drift is unloading directly against the wall. Sorting that out is a grading, downspout and snow-clearing exercise, and it has to happen before anything is sprayed. Foam over a crawl that takes water every spring only makes the water harder to find.

Three decisions, in this order

The exposed ground. Bare soil in a crawl space evaporates moisture upward continuously. A sealed cover across it, lapped and held down, is cheap and it changes the humidity in the space more than any insulation does.

The vents. Those openings through the wall were put there on the assumption that outdoor air dries a crawl space out. For a few weeks in summer that holds. For the rest of the year, and emphatically in January, all they do is deliver air well below zero into a space containing water lines, with a floor and somebody's bedroom directly above. We find them plugged with rags, offcuts and canned foam — the homeowner's instinct arriving forty years after the fact, and essentially correct. They get closed, but closed as one part of a plan, never on their own.

The perimeter wall, not the ceiling above it. Spraying up between the floor joists leaves the crawl space itself at outdoor temperature, which leaves the pipes exposed and leaves the wall shedding heat into frozen ground. It is also the orientation where fibrous insulation ends up on the dirt. Spraying the inside face of the wall and carrying it across the rim puts the whole space inside the heated envelope, so the floor above is warm because the space under it is. Foam also fits the junction where an addition's foundation meets the original house — a joint that is out of square, out of plane and out of reach of anything pre-cut.

Why the pipe freezes, and who else is living down there

A frozen line down here is almost always within arm's reach of one specific opening: a vent, the hole for a hose bib or a dryer duct, the hollow behind a deck ledger, or that old-to-new foundation joint. It is not general cold seeping in. It is a jet of outdoor air landing on one pipe. Closing the opening beats insulating the pipe every time.

The other consideration in bush country is that a vented crawl under a warm porch is the most attractive shelter on the property. Mice and red squirrels use the vents as a door, and loose fibre is bedding to both. Closing the perimeter takes away the entrance along with the draught.

Crawl Space Spray Foam Insulation Barrhead: Common Questions

There is water in the crawl every spring and the foundation looks fine. Look at what has been piled against the outside of that wall all winter. A drift melting in place at the base of a shallow wall puts water in exactly that pattern.

Should the vents be closed? Yes, in this climate — but as part of covering the ground and insulating the wall. Closing them and doing nothing else is the one sequence that causes trouble.

Walls or the floor above? The wall and the rim. That is what protects the plumbing and warms the floor in a single move.

How much does crawl space spray foam insulation cost in Barrhead? It prices per board foot of sprayed area over the perimeter wall and rim, and headroom is a real input — eighteen inches of clearance is far slower per square metre than a space you can kneel in.

How do I choose a crawl space spray foam contractor in Barrhead? Ask what goes over the dirt, what happens to the vents, and whether they are spraying the wall or the floor. Three clear answers tells you the space is being brought into the house rather than patched.
