With about 70% of local homes built before 1991, Stettler has plenty of houses with a crawl space under part of the floor rather than a full basement, usually under an addition, a wing or a bungalow built on a shallow foundation. Those crawls were built vented, and on open prairie a vented crawl space does not behave the way the detail drawing assumed.

A vented crawl on open country is outdoor air

A vent works by letting air in and out. In a sheltered yard that is a slow exchange. With sustained wind across open field it is a through-draft, because the vents on the windward wall are pressurised and the ones on the lee wall are under suction. The crawl is then at outdoor temperature, and the only thing between it and the house is whatever is in the floor joists above. Insulation in the floor does not stop that air, so the floor stays cold no matter how much goes in.

Blowing snow goes in the vents

Fine dry snow travels horizontally in a ground blizzard and goes wherever air goes. We open crawl spaces in late winter and find snow inside, sitting on the ground and against the foundation wall. It melts on a mild day, the ground under the house gets wet, and the moisture then evaporates upward into the floor assembly for weeks afterward.

Frozen water lines are the usual emergency

Supply lines, drains and sometimes a water heater run through these crawls. In a space that is effectively outdoors, a cold snap with wind freezes a line, and heat tape or a trouble light becomes a permanent fixture. Sealing the crawl and bringing it inside the thermal envelope removes the cause rather than managing it every January.

The fix is the perimeter, not the floor

The approach that works is to stop treating the crawl as outdoors. Close the vents, spray closed-cell foam to the inside face of the foundation wall and across the rim joist, carry it down onto the top of the footing area, and seal every penetration through the wall. The ground gets a continuous sheet vapour barrier over it, lapped and sealed at the walls. The floor above then needs nothing, because the crawl is now part of the house.

Water has to be settled first

Flat lots, drifted snow against the walls and spring melt into frozen ground mean a lot of crawl spaces here see standing water at some point. Foam is not waterproofing and spraying over an active seepage path hides it rather than fixing it. Grade, downspout extensions and where the snow piles are part of the conversation before any insulation is priced.

Crawl Space Spray Foam Insulation Stettler: Common Questions

Should the crawl space vents be closed? In this climate, yes, as part of sealing and insulating the crawl at its perimeter. Leaving them open while insulating the floor above is the combination that keeps failing.

Insulation is already in the floor joists. Why is the floor still cold? Because the crawl is at outdoor temperature and air is moving through it. Insulation slows conduction; it does nothing about air movement.

Our water line froze in the crawl. Will this stop that? Bringing the crawl inside the thermal envelope is the usual way to stop it, as long as the perimeter and the penetrations are properly sealed.

How much does crawl space spray foam insulation cost in Stettler? It is priced per board foot over the area sprayed, so perimeter length and wall height drive it more than floor area does. Headroom and access matter a lot, because a crawl you can sit up in is a very different working space from one you cannot.

How do I choose a crawl space spray foam contractor in Stettler? Ask whether they are insulating the perimeter or the floor above, and what they plan to do with the vents and the ground. A quote for batt between the joists with the vents left open is the assembly that caused the problem.
