Crawl space spray foam insulation in Claresholm is mostly work under additions. The original townsite houses generally have a basement under the main block and a crawl under whatever was built on later — a back kitchen, a bedroom wing, a mud room off the lane. The crawl is where the cold floors get reported and it is where the moisture problems actually live.

A vented crawl in a chinook belt is a condensation machine

The instinct behind crawl space vents is that moving air dries a space out. That holds when the incoming air is drier than the surfaces it meets. Around Claresholm, several times a winter and routinely in spring, it is the other way around.

A chinook arrives and the outdoor air temperature jumps twenty-five degrees in an afternoon. That air is comparatively warm and it carries moisture. It comes through the vents into a crawl space where the ground, the foundation wall and the underside of the floor are all still at the temperature they had reached overnight. Warm moist air meeting cold surfaces gives you water — on the soil surface, on the ductwork, on the joists and on the underside of the subfloor.

So the venting is not drying the crawl. It is delivering the water. The same thing happens on a warm humid day in June, which is why people find a crawl space wetter in summer than in winter and assume something is leaking.

Treating it as part of the house instead

The approach that works is to stop pretending the crawl is outdoor space. That means closing the vents, sealing and insulating the perimeter wall with foam so the wall and rim are continuous with the rest of the envelope, laying a ground cover over the soil, and letting the crawl sit at close to the temperature of the floor above it. Once it is inside the envelope there is no cold surface for interior moisture to find, and no cold floor over your head.

Closed-cell foam at R-6 to R-7 an inch does this in one pass because it insulates and air seals together, and because it adheres to the rubble, block or early concrete these foundations are built from, where nothing cut to size would seal.

The step between the basement and the crawl

Watch for the junction. Where the addition meets the original house there is usually a short section of the old exterior foundation wall now sitting between two interior spaces, with the floor framing of the addition landing on it. That line is almost never sealed. It connects the crawl directly into the basement, into the floor cavity, and often straight up the old wall. Sealing it is a small item that changes how the whole back of the house behaves.

Water and ground first

Foam is not a drainage product. If the crawl has standing water after a melt, if the soil is wet to the touch in August, or if a downspout discharges beside that wall, those get fixed before anything is sprayed. On the townsite lots here it is usually grading and eavestroughs, and it is usually cheap compared with the insulation.

Working in a space nobody designed to be worked in

Most of these crawls are under thirty inches of headroom, reached through a hatch in a closet floor, with ductwork and plumbing in the way. That is a real part of the scope. We would rather look at the access before quoting than discover it on the day, because on some of these houses getting equipment to the far corner is the job and the spraying is the easy part.

Crawl Space Spray Foam Insulation Claresholm: Common Questions

Should the crawl space vents be closed? In this climate, generally yes, as part of insulating and sealing it properly. Open vents in a chinook or in summer bring moist air onto cold surfaces.

Why is the crawl wetter in summer than in winter? Because warm outdoor air carries more moisture and the ground under the floor stays cold. The vents deliver the water rather than removing it.

Will this fix the cold floor in the back bedroom? Usually, provided the perimeter wall and the junction with the original house are both sealed. A cold floor over a crawl is nearly always an air problem.

How much does crawl space spray foam insulation cost in Claresholm? Priced per board foot of sprayed area, with access as a real variable. Low headroom and a single small hatch add time that square footage does not show.

How do I choose a crawl space spray foam contractor in Claresholm? Ask whether they will insulate the perimeter wall or the underside of the floor, and why. The wall is usually the right answer here, and they should be able to say so.
