Beaumont has been here since 1895 and most of its houses have not. About 23% of homes in Beaumont were built before 1991, which means roughly three quarters of the town went up in the last three decades, and that single figure decides almost everything about how insulation work here should be approached.
A town from 1895 and a housing stock from the 2000s
The identity of the place is genuinely old, and it colours what people expect from their buildings. Households arrive at this subject having read about old attics, bare foundations and no vapour control, and then find themselves in a house where none of that is true. The buildings here were built to a specification, by crews repeating it down a street, and they mostly perform close to what they were designed for. The work that is worth doing is real, but it is a different and much shorter list than the one people bring.
The short list, and it is the same on most streets
On the great majority of these houses three things matter and they are all air rather than insulation: the rim joist, which was filled with batt and never sealed; the ceiling plane at every step, bulkhead and penetration; and the surfaces shared with the garage. That list barely changes from one property to the next, because one builder did the same thing on every lot in the phase. It is unusual to be able to say that about a town, and it makes a first visit far more productive than in a place with five building eras on one street.
What is worth doing, and what a household should not buy
The corollary of a young stock is that several popular purchases do very little here. Adding depth to an attic that already carries its number is one. Drilling and filling a wall cavity that already has batt in it is another. Both get quoted in this town and neither is honest. Where money genuinely goes further is at the junctions, in a basement that has not been finished yet, and on whatever shares a surface with the garage.
The acreages and the older core, which are the exceptions
Not everything here is post-1991. There is a small older core and there are properties on the land around the town that predate the subdivisions entirely, and those follow the ordinary rules for their age rather than the rules above. It is worth saying because a Beaumont address on its own does not tell you which of the two a property is. The build year does, and it is the first question asked.

Spray Foam Insulation Beaumont: Common Questions
Is there anything worth insulating in a twenty-year-old house? Usually yes, and it is the junctions rather than the insulation. It is a short list.
Should we top up the attic? Generally not. On a Beaumont ceiling that already meets its number, sealing does far more.
Why does everyone on the street have the same insulation problem? That is normal here and it is useful, because it means the answer transfers between houses.
