Spray foam insulation in Coaldale

Coaldale sits in the irrigated belt just east of Lethbridge, and it has the newest housing stock of the smaller southern Alberta towns we cover. About 55% of dwellings here were built before 1991 - meaning close to half of the town's housing is newer construction.

That changes the conversation. In much of rural Alberta the pitch is retrofitting old, leaky buildings. Here a large share of the housing is relatively modern, and the questions are different.

If your house is newer

A newer house is not automatically a well-sealed one. Building to code means meeting a standard; it does not mean the assembly was executed perfectly, and air leakage is where execution shows.

The places worth checking in newer construction:

• The attic hatch and any recessed lighting - common leak points regardless of the build date.
• The bonus room over the garage. Almost always the coldest room in a newer house, because it sits over an unheated space with awkward framing on several sides. See bonus room insulation.
• The rim joist, which is frequently insulated but not properly sealed. See rim joist insulation.

If your house is under about 20 years old and one specific room is uncomfortable, that is a targeted problem with a targeted fix. It is usually not a case for insulating the whole building, and we will say so.

Agri-food and processing buildings

The irrigation district around Coaldale supports food processing and storage, and those buildings have requirements that ordinary commercial space does not.

Temperature-controlled space depends on the continuity of the envelope far more than on headline R-value. A break in an otherwise good assembly is where the performance is lost, and where condensation forms. See cold storage insulation.

High-humidity process areas - anywhere washing or wet processing happens - put a much heavier moisture load against the envelope than a normal workshop. The vapour control has to be deliberate, not incidental.

Hygiene and surface requirements in food-handling space may constrain what finishes are acceptable and where a thermal barrier is required over foam. That is worth raising early rather than discovering late. See thermal barrier vs ignition barrier.
