Cardston sits in the far south-west, close to the mountain front and the Waterton area, in the part of Alberta with the most dramatic temperature swings in the province. Around 70% of dwellings here were built before 1991.
The swing, not the low
Most insulation advice is written around how cold it gets. In Cardston the harder problem is how fast it changes.
Chinook conditions can lift the temperature dramatically in a matter of hours, then let it fall again just as quickly. A building does not track that instantly. Its mass, its cavities and any moisture inside its assemblies all lag behind, and repeated swings drive repeated freeze and thaw cycles inside the envelope rather than outside it.
That matters in two practical ways.
Moisture gets a chance to move. Each warm spell allows moisture to migrate within an assembly; each cold snap freezes it wherever it ended up. Over many cycles, in a wall that is not sealed and cannot dry properly, that is a slow degradation mechanism.
Mechanical stress is repeated. Materials expand and contract with every cycle. Assemblies loosen at the joints over time, and gaps that were adequate when built are not adequate decades later.
A continuous air seal helps on both counts: it stops the uncontrolled air movement that carries moisture into assemblies, and it does not depend on a friction fit that can loosen.
Heritage and older buildings
Cardston has a notable stock of older buildings, and they deserve more care than a standard retrofit quote.
Older assemblies were often designed - or have simply come to rely on - drying in a particular direction. Introducing a vapour-resistant layer in the wrong place can stop a wall drying the way it has been managing for decades, and the damage is slow, hidden and expensive.
This is a building-assembly judgement, not a product choice. Before anyone sprays anything in an older Cardston building, the installer should be able to explain which way the wall dries and where the foam sits relative to that. See vapour barrier and spray foam and when not to use spray foam.
Sometimes the correct answer in a heritage building is a partial approach - sealing the attic and rim joist, leaving the walls alone. We would rather tell you that than sell you a whole-house job.
Farm and ranch buildings
Ranching and mixed farming country, with the usual shops, machine storage and steel outbuildings. Wind exposure out here is significant, and buildings without a shelter belt take it directly.
