Animals are a moisture source

A barn with animals in it is a humid building, continuously. Livestock add moisture to the air through respiration, and more arrives from bedding, washing and waste. In winter that warm, wet interior air meets a cold roof deck and condenses on it.

The consequences are worse than a damp ceiling. Persistent condensation on steel drives corrosion, degrades whatever insulation is up there if it can absorb water, drips onto bedding, and pushes humidity levels in a direction that is bad for animal respiratory health.

Adding insulation without addressing the air and vapour path can make this worse rather than better, because you have made the underside of the deck colder relative to the space while still letting humid air reach it.

What works is a continuous air and vapour seal directly against the deck, so the moist air never touches the cold surface. That is a closed-cell foam application, and it is the main reason foam is standard in agricultural buildings.

Start with barn insulation and agricultural spray foam, and read stopping condensation in a metal building.

Ventilation still matters. Sealing a livestock building does not remove the need to move air through it - it removes the uncontrolled leaks so the ventilation system can actually do its job. Any installer who tells you sealing replaces ventilation in a barn has it backwards.

Farm shops and machine storage

The other common Ponoka building is the shop: heated when someone is working, left to cool when they are not. That cycling is the hardest condition to insulate for, because each warm-up loads the air with moisture that condenses as the building cools.

Pre-1991 farmhouses and acreage homes here follow a familiar pattern: additions built at different times, junctions that leak, and a rim joist that has never been properly sealed.

Properties off natural gas service pay more per unit of heat, which shortens the payback on sealing work. If you heat with propane or electric, say so - it changes which jobs are worth doing first.

The usual sequence: seal the attic before adding depth, then the rim joist, then the crawlspace or basement if floors are cold.
