Only about 18 percent of Airdrie homes were built before 1991, which makes this one of the newest housing stocks in the province. Saying that plainly costs us the easy sale and saves the homeowner from paying for the wrong wall.

The narrow lot removes an option

On a zero-lot-line or laned house there is often no practical room to add exterior insulation and re-clad, because the working space beside the building is not there. That takes the one method that interrupts thermal bridging off the table for those houses, and leaves cavity work as the realistic path. It is a geometry problem rather than a product problem, and it is worth knowing before anyone plans an upgrade that cannot physically be installed.

What the framing stage is worth

In a city where houses are still going up in quantity, the open cavity is genuinely available rather than theoretical. A wall assembly is inexpensive to get right exactly once, while nothing has to be removed and there is no access problem at all. The incremental cost of a better assembly at framing is a fraction of the same performance bought later as a retrofit, which is why we would rather talk to somebody building than to the same person in five years.

Nominal against effective, in a new house

A batt marked R-14 gives that through the batt and much less through the studs beside it, because wood conducts heat far better than insulation does. A house built to the minimum of its day can still perform below what its owner assumed, and the rooms where that shows up first in newer Airdrie houses are the bonus room over the garage and anything on the garage wall. Those assemblies face an unheated space, get built to a lower standard for that reason, and are worth specifying properly rather than discovering later.

A closed wall stays closed

Foam bonds to the substrate it is sprayed onto, so the cavity has to be open. A finished wall cannot be sprayed, and where nothing is being opened the money belongs in the attic, the rim joist and the crawl space instead. Those are reachable now, generally leak more air than the walls, and cost less to correct.
