About 16 percent of Cochrane homes were built before 1991, the newest stock of any city in this batch apart from one. Wall spray foam insulation in Cochrane is consequently a new-build and recent-build conversation, and the town's terrain gives it a particular shape: Cochrane is built on and around slopes, and a very large share of its houses are walkouts or partial walkouts stepped into a hillside.

The wall that meets the ground is the one that gets missed

On a walkout, one side of the lower storey is a full framed wall exposed to the outdoors and the other side is foundation below grade. The interesting part is the transition between them, where the framed wall sits on the concrete and the floor system runs across the top of it. That junction carries a joint, a change of material and usually a rim joist, and it is a reliable place to lose both heat and air. A quote that treats a walkout as though it were a flat-lot bungalow will price the easy surfaces and leave the expensive detail untouched.

Exposure on a slope is not the same as exposure on a flat lot

A house on the upper part of a hillside subdivision presents its walls to moving air on more sides and for more of the year than a sheltered infill house does. That does not change the physics of the assembly, but it does change which elevation is worth the attention first, and it makes air sealing the higher-value half of the job relative to raw R-value. We look at which way the building faces before deciding where the work earns the most.

The three approaches, and which suits a recent house

Full-cavity open cell fills the bay and air seals it. Flash-and-batt puts closed cell against the sheathing for air and vapour control and finishes with batt. Exterior continuous insulation sits outside the studs and is the only method that interrupts thermal bridging, since nothing conducts straight through the framing. On a house being built here, the last of those is realistic in a way it usually is not on a finished house, which is why the decision belongs at the framing stage rather than afterwards.

Effective R, plainly

A wall marked R-20 delivers close to that through the insulated cavity and considerably less through every stud, plate and header, because wood conducts heat several times better than insulation. Framing is roughly a fifth of a wall. Add air leakage and the assembly performs below its label, which is the gap that foam closes and the reason a comparison of R-numbers alone understates the difference.

Where nothing is open, spend elsewhere

Foam bonds to the surface it is applied to, so the stud cavity must be open before anything can be sprayed. A finished wall cannot be done, and if no wall is coming open the honest answer is that the attic, the rim joist and the crawl space are accessible today, leak more, and cost less to correct. We would rather send you there and do the walls when a renovation makes it sensible.

Wall Spray Foam Insulation Cochrane: Common Questions

Our walkout level is always the coldest - why? Usually the junction where the framed wall meets the foundation and the floor system crosses it, rather than the wall panels themselves.

Is our house too new for this to be worth it? For a retrofit, often yes. For a house still being framed, this is the cheapest it will ever be.

Can the walls be sprayed from outside? Only as part of a re-side, when the cladding is off and the assembly is genuinely open.

After the foam: the interior finish

Once the foam is in and trimmed, the assembly needs its interior finish, and on an occupied space that finish is also the code-required thermal barrier over the foam. We work alongside drywall finishing in Cochrane, an independent drywall contractor, so the two stages are not left to collide on site.
